Use the calculator for homes, carpets, businesses and rentals, or read the full price list below. Home cleaning is $120 an hour for the two of us, $60 per person-hour (see the hourly packages). Send photos and we confirm the price in writing. For home cleaning you pay for the hours we actually work: never more than the written price unless you say yes, and never less than the minimum. For carpet and upholstery, the written price is what you pay.
- $240 minimum for a one-time home visit (two of us for 2 hours). Recurring visits have a fixed price per visit, from $270 (weekly, studio or 1 bed).
- Finish early, pay less. If we need more time, we text you before the booked hours run out and keep going only after your yes.
- Homes pay after the job, on site, by card (our Square reader) or Zelle. Offices get a monthly invoice, Net 15, paid by Zelle or card.
- Insured ($1M/$2M general liability), not bonded.

Typical homes in normal condition. A studio move-out often takes 5 work hours ($300). "Quoted" means we confirm the hours from your photos.
How the hours work
- A one-time visit is at least 4 work hours ($240). Recurring visits are not hourly: a fixed price per visit, from $270.
- Finish early, pay less. You pay for the work hours we actually spend, never less than the minimum. If we finish before the booked hours, the price goes down.
- If your home needs more time than booked, we text you before the time is up with what's left and how many extra hours it would take. We keep going only after your yes.
- Text 2-4 photos or describe the home (pets, heavy buildup, clutter) and we confirm the hours and the price in writing before we come.
- We bring the steam cleaner, a vacuum, microfiber and plant-based products. They are in the price.
- We carry $1M/$2M general liability insurance. We are not bonded.
How the price works
If a job turns out much bigger than described, we tell you before we start, and you decide.
- Prices assume a typical home or space of that size. A bigger space gets its own written quote.
- A written quote is good for 14 days. Book within that time and we keep the price.
- If a standard clean should really be a deep one, we say so before you book.
- Heavy pet shedding is a $42 add-on. We treat urine spots per area, $52 each.
- Each add-on is a flat price you choose when you book.
- Repeat visits are shorter, so they cost less. The table below shows the same price three ways.

Per month = per visit × visits in a year ÷ 12. Home rows are for a studio or 1 bed; larger homes and offices get a written quote. Recurring clients can skip any visit with 24 hours notice.

We clean businesses after hours: after you close, overnight, or on your day off. Weekday evenings are included. Saturday visits are +15%. Sunday and overnight visits are priced in writing. Commercial prices are set from your photos and a floor plan or square footage and confirmed in writing, usually the next business day. Medical, daycare and food-service spaces cost more than offices because disinfectant contact times, zone separation, degreasing and documentation take longer.

Turnovers are invoiced monthly, Net 15. Building common areas from $297 per visit. How many units a month we can take depends on the type of clean, the rooms and the condition, so we confirm it in writing from your unit list.
How to pay
- Card, on the day, through our Square card reader: Visa, Mastercard, American Express, Discover, Apple Pay, Google Pay or Cash App Pay.
- Zelle to our business account (details on the invoice).
- Offices and property managers: a monthly invoice, Net 15, paid by Zelle or card.
You pay when the job is done. We don’t take deposits for home cleaning.
Cancellations
Cancel or reschedule with 24 hours notice and we charge nothing. If you cancel the same day, we may charge a 50% holding fee, because we kept that slot for you. Recurring clients can skip any visit with 24 hours notice.
