Shining Cleanse

Terms of Service

Effective: October 2026. The basic deal: we clean what we quote, you pay after, we both communicate.

Plain-English summary

  • We do what we quote. If the job turns out bigger, we tell you before we start.
  • One-time home cleaning is billed by the hours we actually work: finish early, pay less; never below the minimum, and never above the written hours without your yes. Recurring home cleaning has a fixed price per visit.
  • You pay after the work, on site, by card or Zelle. Commercial accounts get a monthly invoice, Net 15, paid by Zelle or card.
  • Cancel with 24 hours notice at no charge. If you cancel the same day, we may charge a 50% holding fee.
  • If something is wrong, tell us within 24 hours and we come back to fix it.
  • We carry $1M per occurrence / $2M aggregate general liability insurance. We are not bonded. If we damage something, tell us and we work with you and our insurer. Our liability is capped at the invoice amount.
  • Carpet and upholstery: most stains come out; some do not, and we do not promise removal of any specific stain or odor.

1. Service agreement

By booking a cleaning with Shining Cleanse LLC you agree to these terms. A booking is confirmed by your reply to our text or email.

2. Pricing and payment

Home cleaning (hourly). Standard, deep and move-in/move-out home cleaning is priced at $120 an hour for the two of us ($60 per person-hour). Your written quote states the booked work hours and the price for them. You are billed for the work hours actually spent, never less than the minimum of 4 work hours. If we finish early, you pay less than the quote. If the home needs more time than booked, we text you before the booked time is up with what is left and how many extra hours it would take; we continue only after your written yes (a text reply is enough), and without it you never pay more than the written price.

Recurring home cleaning (fixed per visit). Recurring visits (weekly, every two weeks or monthly) start after a first standard or deep clean and have a fixed price per visit by home size, stated in your written quote. The price is the same if a visit runs long. If the home is far messier than usual (for example after a party or a renovation), we text you before the visit and agree any extra in writing; we charge it only after your yes.

Flat-priced services. For carpet and upholstery cleaning, commercial visits, rental turnovers and other services quoted as a flat price, the written price is what you pay unless you request additional services on the day.

How long a written quote holds. A written quote is good for 14 days from the date we send it. Book within that time and we keep the price. After 14 days, send fresh photos and we confirm the price again.

If, on arrival, the job is significantly bigger or in worse condition than described, we inform you before starting and you may cancel without charge or approve a revised price in writing.

Payment is due on completion for residential and carpet work, on site, by card through our Square card reader (Visa, Mastercard, American Express, Discover, Apple Pay, Google Pay and Cash App Pay) or by Zelle to our business account (details on the invoice). Commercial accounts and property management companies may be invoiced monthly, Net 15, and pay by Zelle or card. A 1.5% monthly late fee applies to invoices unpaid after 30 days, and new work orders may be paused while an account is past due. Washington sales tax, where it applies, is shown as a separate line.

3. Discounts

We do not use discount codes; everyone pays the same published prices.

4. Cancellation and rescheduling

Cancel or reschedule any appointment with at least 24 hours notice at no charge. If you cancel the same day, we may charge a 50% holding fee. Recurring clients may skip any visit with 24 hours notice at no charge. If we need to cancel, we give as much notice as possible and reschedule at the earliest mutual availability at no charge.

5. If something is not right

Tell us before we leave and we fix it on the spot. Tell us within 24 hours (48 hours for carpet and upholstery, with a photo in daylight) and we come back to address the specific issue at no charge. After that window we will discuss the situation, but free re-service is not assured.

6. Carpet, upholstery and stains

We inspect and photograph stains and pre-existing conditions before work begins and note which we expect to improve. Some stains and conditions are permanent: dyes, bleach spots, rust, dried paint, old pet urine that has removed color, sun fading, wear, water rings and browning that existed before cleaning. We take reasonable care and test a hidden area first, but we do not promise removal of any stain or odor. Fabrics may bleed, shrink, change shade or brown; fabrics coded S or X and unlabeled fabrics are cleaned only with your written approval and at your risk. Urine that has reached carpet pad, subfloor or foam may continue to produce odor after surface treatment. Liquid cleaning of a mattress may affect a manufacturer warranty. Allow 2–8 hours for drying; do not sit on furniture or replace heavy items until dry.

7. Damages and insurance

We carry general liability insurance: $1,000,000 per occurrence, $2,000,000 aggregate. We are not bonded. If we accidentally damage something, notify us immediately, with photos if possible, and we will work with you and our insurer to make it right. Our liability is limited to the lesser of the cost to repair or replace the item and the invoice amount for the service. We are not liable for pre-existing damage, normal wear, or damage resulting from conditions you did not disclose.

8. Access and security

If you give us a key, code or lockbox combination, we treat it as confidential and store it securely. We do not share access information with anyone outside Shining Cleanse LLC. You agree to disable motion-detecting alarms, secure pets, and tell us about hazards before service.

9. Conduct and safety

We expect a safe and respectful work environment. We may leave a job site without completing service, with a pro-rated refund, if conditions are unsafe.

10. Limitations on service

We do not perform: heavy lifting over 30 lbs or moving beds, dressers, pianos, electronics and china cabinets; exterior windows above 8 feet; hoarding-condition cleaning; biohazard cleanup; asbestos handling; mold remediation beyond surface mold; flood or water-damage extraction; carpet repair, stretching or pad replacement; hood-duct cleaning; regulated medical waste handling. We refer you to specialists for these.
