Pricing

How is your pricing structured?

One-time home cleaning is priced by work hours: $120 an hour for the two of us ($60 per person-hour), confirmed in writing before the visit. One-time minimum 4 work hours ($240). Recurring visits have a fixed price per visit. Standard house cleaning (first visit) $240 for a studio or 1 bedroom, $300 for 2 bedrooms, $360 for 3 bedrooms; deep cleaning from $300; move-in/move-out from $360; recurring visits $270 weekly, $290 every two weeks, $320 monthly for a studio or 1 bedroom (+$20 per bathroom over one). Carpet from $82 per room with a $220 minimum, sofa $169, loveseat $129. Commercial from $300 per visit. Add-ons are flat-rate and listed on the pricing page.

Do I pay before or after the cleaning?

After. We do not take deposits for residential or carpet work. You pay on site when the job is done, by card or Zelle. Commercial accounts and property managers are invoiced monthly, Net 15, and pay by Zelle or card.

Will the price change once you arrive?

Not upward without your yes. One-time home cleaning is billed by the hours we actually work: never more than the written price without your yes, never less than the 4 work hour minimum, so if we finish early you pay less. Recurring visits have a fixed price per visit that stays the same if a visit runs long; if the home is far messier than usual (a party, a renovation), we text you first and agree any extra before the visit, only after your yes. For carpet, upholstery and other flat-priced services the written price is what you pay unless you ask for something extra on the day. If the job is much bigger than described, we tell you before starting and you decide whether to proceed or revise the scope.

Do you offer discounts?

We do not use discount codes; everyone pays the same published prices. Recurring visits have a fixed price per visit, and the more often we come, the less each visit costs: $270 weekly, $290 every two weeks and $320 monthly for a studio or 1 bedroom. For commercial spaces, Saturday visits are +15%.

How are recurring visits priced?

At a fixed price per visit by home size, not by the hour, and the more often we come, the less each visit costs. For a studio or 1 bedroom, weekly visits are $270 (about $1,170 a month), every-two-weeks visits $290 (about $628 a month) and monthly visits $320, after a first deep or standard clean. Add $20 per bathroom over one; 5+ bedrooms are quoted in writing. Commercial office and retail contracts use maintenance-visit pricing: weekly visits from $180 (under 1,000 sq ft), $250 (1,000–2,500 sq ft), $380 (2,500–5,000 sq ft); 2–3 visits a week −10% and daily −15% off the weekly rate. Medical, daycare, gym and restaurant contracts are priced as maintenance visits after the first clean, based on the time the visit actually takes.

What payment methods do you accept?

Card or Zelle. Cards go through our Square card reader, which takes Visa, Mastercard, American Express, Discover, Apple Pay, Google Pay and Cash App Pay. Zelle goes to our business account (details on the invoice). Homes pay after the job, on site. Offices and property managers get a monthly invoice, Net 15, and pay it by Zelle or card. Tips are never expected. If you want to leave one, you can add it on the card reader or with Zelle. A written quote is good for 14 days from the day we send it.

What is the difference between standard and deep cleaning?

Standard is maintenance for a home already in good shape: surfaces, floors, kitchen, bathrooms, trash. Deep adds baseboards, door frames, inside cabinets, behind movable appliances, vents, light fixtures, bathroom scale removal and wall spot-cleaning, roughly twice the time. If your home has not had a deep clean in a while, we usually suggest one first, then standard or recurring visits. If it is already kept up, standard is enough.

Scheduling

How quickly can I get scheduled?

Text (425) 539-5492 or send the form and we reply the same business day (message hours: Monday to Friday 9am–7pm, Saturday 9am–5pm). Most residential clients are scheduled within a few days; deep cleans and move-outs usually have same-week availability.

Do I have to be home during the cleaning?

No. Many clients leave a door code, garage code or lockbox combination; we let ourselves in and lock up after. We keep access details confidential. If you prefer to be home, that is fine too.

Can you clean evenings or Sundays?

Homes: Monday to Friday 9am to 7pm and Saturday 9am to 5pm; we do not book home cleaning on Sundays. Businesses: after hours, after you close, overnight, or on your day off, including weekends, whatever keeps us out of your way. Commercial Saturday visits are +15%; Sunday and overnight visits are priced in writing.

Can I cancel or reschedule?

Yes, with 24 hours notice at no charge. If you cancel the same day, we may charge a 50% holding fee, because we kept that slot for you. Recurring clients can skip any visit with 24 hours notice, no fee.

Carpet & upholstery

Will the stains come out of my carpet?

Most household stains come out: dirt, food, drinks, mud, pet hair. Old and set-in stains, dyes such as red drinks on nylon, bleach spots, rust, dried paint and old urine that removed color may not fully come out, and some are permanent. We mark every stain before we start and tell you which we expect to improve.

How long does carpet take to dry?

Usually 4–8 hours with air movers running and a window cracked, up to 12 in cold damp weather. Walk on it in clean socks, keep pets off until dry, and leave the plastic tabs under furniture legs for 24 hours.

How do you count a room for carpet pricing?

A room is wall-to-wall carpet up to 200 sq ft; furniture is not subtracted. Rooms of 200–300 sq ft are $102. A hallway up to 80 sq ft is $42 with two or more rooms. Stairs are $5 per step. We confirm the count in writing from your photos so it does not change on the day.

Can you get pet urine smell out?

If the urine is in the fiber and backing, usually yes after enzyme or oxidizing treatment and hot extraction. If it has reached the pad or subfloor, surface treatment reduces the smell but may not remove it; the real fix is replacing the pad in that area. We cannot see the pad from above, so we tell you before we start: if the smell returns after treatment, the pad is likely affected. Treatment is $52 per affected area.

Is it safe to clean my sofa?

For most fabric sofas coded W or WS, yes. We check the tag, test a hidden spot with the same product and temperature we will use, and clean whole panels at low moisture so there are no rings. Cotton, linen and viscose can brown or shrink and we say so first. We do not clean leather, suede, silk, velvet or antique pieces at this stage.

Do you clean mattresses?

A surface refresh of spring and hybrid mattresses: vacuum, light extraction of the top surface, air drying. We do not clean memory foam or latex, and we do not claim to treat dust mites, allergens or bed bugs. Liquid can affect some manufacturer warranties, so we tell you that in writing.

Commercial

What hours do you clean commercial spaces?

After hours: after you close, overnight, or on your day off, whatever keeps us out of your way. Restaurants after the last cover or on your closed day. Weekday evenings are included in the price, Saturday visits are +15%, and Sunday and overnight visits are priced in writing. Many clients give us a key, code or fob; we keep it confidential and memorize alarm codes rather than writing them down.

How is commercial cleaning priced?

Per visit by square footage, facility type and frequency, set from your photos and a floor plan or square footage and confirmed in writing, usually the next business day. Offices under 1,000 sq ft from $300, 1,000–2,500 sq ft from $447. Medical and dental from $447, daycares from $447, cafes from $557. Office and retail contracts use maintenance-visit pricing: weekly visits from $180 (under 1,000 sq ft), $250 (1,000–2,500 sq ft), $380 (2,500–5,000 sq ft); 2–3 visits a week −10% and daily −15% off the weekly rate. Medical, daycare, gym and restaurant contracts are priced as maintenance visits after the first clean, based on the time the visit actually takes; ask for a written proposal. Weekday evenings are included for commercial work; Saturday visits +15%; Sunday and overnight visits are priced in writing. One-time visits are priced at the first-visit rate.

Do you work with property managers?

Yes. Turnover cleaning at fixed prices by unit type (studio/1BR $316, 2BR $366, 3BR $416) with a dated before-and-after photo report for every unit, turnover carpet at 1BR $220, 2BR $226, 3BR $276 ($156, $196, $236 in the same visit as the clean), and scheduled common-area cleaning. One COI, W-9, vendor-portal enrollment, a not-to-exceed amount on every work order, and one monthly invoice, Net 15.

Who supplies paper towels, soap and liners?

You do; we restock from your supply and tell you when it is running low. We bring all cleaning equipment and products. If you prefer we purchase consumables, we can with an agreed budget.

Can we customize the cleaning checklist?

Yes. We start from a standard scope for your facility type and add or remove items with you. The checklist is shared so both sides know what is done each visit, and for clinics and daycares a copy is signed and left on site.

Trust & insurance

Who actually does the cleaning?

The owners, Yuri and Tatiana. We do every job ourselves: no subcontractors, no rotating crews, no team you have never met. The same owners show up every time.

Are you licensed and insured?

Yes. Shining Cleanse LLC is a registered Washington business; search the name on the Washington State business lookup. We hold city business licenses in Mukilteo, Lynnwood, Bothell, Kirkland, Redmond, Kenmore, Woodinville, Mill Creek, Mountlake Terrace and Lake Stevens. General liability insurance of $1,000,000 per occurrence and $2,000,000 aggregate on every job. We are not bonded. We send a Certificate of Insurance on request, the same business day, with an additional insured endorsement where required.

Are your products safe for kids and pets?

Here is what we use, so you can decide for your home. Plant-based and EPA Safer Choice products by default, and dry steam for grout, fixtures and buildup, which is just hot water with no residue. Fragrance-free options are available. We use EPA-registered disinfectants where a facility's rules require them, and bleach only when you ask for it. Tell us about allergies or sensitivities when you book.

What if I am not happy with the cleaning?

Tell us before we leave and we fix it on the spot. If something only becomes obvious later, text within 24 hours (48 hours with a photo for carpet and upholstery) and we come back and fix it at no charge.

Do you have reviews or references?

Not yet. We have no public reviews as of October 2026. When we do, they will be on our Google profile, unedited and never paid for. We do not publish testimonials we cannot link to a public source. Property managers can request a COI and a sample photo report by text.

Do you throw anything away?

Only obvious trash: food, wrappers, empty boxes. Anything that might matter stays in place or is set aside in one spot, and we tell you about it.
