A one-time visit starts at $300 for offices under 1,000 sq ft, weekly maintenance visits start at $180, and the same owners do every visit.

What's included
- Desks and workstations: surfaces dusted, monitors wiped with dry microfiber, keyboards and phones wiped with electronics-safe wipes
- Restrooms every visit: toilets, urinals, sinks, mirrors, fixtures with steam and an EPA-registered disinfectant; floors mopped; paper and soap restocked from your supplies
- Kitchen and break room: counters, sink, microwave interior, fridge exterior, coffee station, tables; dishwasher loaded; trash and recycling out
- Conference rooms: tables, chairs, whiteboards, AV equipment dusted with care
- Reception and common areas; door handles, light switches and elevator buttons wiped
- Floors: hard floors mopped with the right cleaner, carpets vacuumed; bins emptied and liners replaced
- A shared checklist so both sides know exactly what is done each visit

- Carpet extraction (see commercial carpet cleaning; can be added quarterly)
- Interior window washing beyond spot cleaning (quoted), exterior windows above the ground floor
- Paper, soap and liners (you supply; we restock and tell you when stock is low)

Tell us before we leave and we fix it on the spot. If something only shows up later, text within 24 hours and we come back and fix it at no charge.

All questionsWhat hours do you clean offices?
After hours: after you close, overnight, or on your day off, whatever keeps us out of your way. Weekday evenings are included, Saturday visits are +15%, and Sunday and overnight visits are priced in writing. Many recurring clients give us a key, code or fob; we keep that information confidential and memorize alarm codes rather than writing them down.
How is office cleaning priced?
Per visit, by square footage and frequency, set from your photos and a floor plan or square footage and confirmed in writing, usually the next business day. Under 1,000 sq ft starts at $300; 1,000–2,500 sq ft at $447; 2,500–5,000 sq ft at $697. Those are one-time prices. Recurring contracts use maintenance-visit pricing: weekly visits from $180 (under 1,000 sq ft), $250 (1,000–2,500 sq ft), $380 (2,500–5,000 sq ft); 2–3 visits a week −10% and daily −15% off the weekly rate.
Do you provide a Certificate of Insurance?
Yes. General liability, $1,000,000 per occurrence and $2,000,000 aggregate. We send the COI directly to your property manager or risk team, the same business day you ask, with your business named as additional insured if required. We are not bonded.

Can you sign an NDA?
Yes. Standard mutual NDAs are routine for law, finance, consulting and tech offices. Send the document and we review and sign.
What about our cameras and alarm?
We work with both. Brief us on the alarm procedure and we follow it; being on camera is normal for office cleaning and we are fine with it.
Can you do a one-time deep office clean?
Yes, for end of quarter, before an investor visit or between tenants. It is quoted separately, typically 1.5–2 times a normal visit, and it is often a good first step before a recurring contract.
What’s included
Every visit covers the four zones that drive complaints: restrooms, the kitchen, conference rooms and high-touch surfaces. Restrooms are cleaned with steam on fixtures and grout and an EPA-registered disinfectant on touchpoints, floors are mopped and paper and soap are restocked from your supplies. The kitchen gets counters, sink, microwave interior, fridge exterior, coffee station and tables, the dishwasher loaded, trash and recycling out. Conference tables are polished, chairs wiped, whiteboards cleaned, AV equipment dusted carefully.
At desk level we dust surfaces, wipe monitors with dry microfiber (no spray near screens) and wipe keyboards and phones with electronics-safe wipes, leaving papers and personal items where they are. Door handles, light switches, elevator buttons and reception counters are wiped every visit. Hard floors are mopped, carpets vacuumed, bins emptied and liners replaced. On a rotation we add baseboards, vent covers, the backs of monitors and the underside of desk edges.

How it works
- Text (425) 539-5492 or use the commercial form: business type, square footage, number of restrooms, how often you want service, and when the office is empty. We reply the same business day, Mon–Fri 9am–7pm, Sat 9am–5pm.
- Send photos and a floor plan; we ask any questions by text, then send a written per-visit price and checklist the next business day.
- First visit is usually a deeper restorative clean; then the recurring schedule starts. The checklist is shared so both sides know what is done.
- One invoice per month, Net 15, or a card on file. Cancel with 30 days notice.

The weekly price as a monthly budget line (52 weeks ÷ 12): $180 a visit is about $780 a month, $250 about $1,085, $380 about $1,645.
Prices are per visit, set from your photos and floor plan and confirmed in writing. More restrooms, kitchens or heavy floor areas move a space up a tier. One-time deep office cleans run 1.5–2 times the per-visit rate. Quarterly carpet extraction can be added at $0.25 per sq ft.
Why a two-owner team works for offices
No rotating crew and no stranger with your key: the same two owners come every visit and learn your building. We use color-coded microfiber so a restroom cloth never reaches a desk, and dry steam at 290°F on restroom fixtures. If something is missed, text us and we come back and fix it at no charge.
Limits we are upfront about
We do not do hard-floor stripping and waxing, exterior windows above the ground floor, or server rooms without an invitation and a briefing. We are a two-person company: we take on the number of after-hours contracts we can do well, not every building that asks.
