Couch, sectional and upholstery cleaning with a test spot first
We clean fabric sofas, loveseats, sectionals, armchairs, dining chairs and the surface of mattresses with low-pressure extraction after checking the fabric code and testing a hidden spot. A three-seat sofa is $169, a loveseat $129, and the price is confirmed from photos of the piece and its tag before we come.
from $180
Loveseat $129, sofa $169, sectional $236–266, armchair $89, dining chair $25, ottoman $35. $180 minimum visit; a single sofa, loveseat or armchair is billed at the minimum, so combine with carpet.
Carpet and upholstery: the written price is what you pay, $220 minimum visit for carpet, $180 for upholstery only. Insured ($1M/$2M general liability), not bonded.

All questionsWhat can I expect from a sofa cleaning?
A cleaner, fresher piece with most everyday soil and many spots removed: body oils on the arms, food, drink, dust and pet hair. Old dye stains, ink, water rings that were already there, sun fading and worn fabric do not come out. We photograph those before we start so nothing is a surprise.
How long does a sofa take to dry?
Two to six hours. Do not sit on it or cover it until it is dry; leave cushions standing on edge with a fan on them if you can. We use as little water as the fabric allows and finish with dry passes.
Can you clean my mattress?
We offer a surface refresh for spring and hybrid mattresses: vacuum, light extraction of the top surface, air drying. We do not clean memory foam or latex, we do not claim to remove dust mites, allergens or bed bugs, and deep urine in the foam may not fully come out. Liquid can affect some manufacturer warranties, so we tell you that in writing first.
3 more questions about couch & upholstery cleaning
What about my microfiber couch?
Microfiber cleans well if it is code W or WS. We clean whole panels, never one spot, so you do not get rings, and we brush the pile back up once dry.
Why do you need a photo of the tag?
The tag under the cushion carries the cleaning code. W means water-based cleaning is fine, S means solvent only, X means vacuum only. It decides the method and the risk, so we ask for it before quoting.
Is there a minimum?
The visit minimum is $180 for upholstery only, $220 when carpet is in the same order. A single sofa, loveseat or armchair is billed at the minimum; a sofa plus a room of carpet clears it.
What’s included
Furniture is where careful matters more than fast. We start by reading the cleaning code on the tag and checking the fabric and the fill, then test a hidden spot, under a skirt or by a zipper, with exactly the product and temperature we intend to use. If color transfers to the white cloth, we stop and talk to you.
Then we vacuum every surface, including seams, crevices and under the cushions, pre-treat the arms, headrests and seat fronts where body oils collect, and extract with a hand tool at low pressure and low moisture, one full panel at a time so there are no water rings. We finish with dry passes, groom the pile, and set an air mover. You get before and after photos.
Who books this
- Families with kids and pets who want the sofa cleaned once a year.
- Clients booking carpet cleaning who add the sofa to the same visit.
- Renters and landlords at turnover when the furniture stays.
- Offices with fabric chairs and waiting-room seating (see commercial carpet cleaning for chair pricing).
- Anyone who tried a store spray, made a ring, and wants it evened out.
How it works
- Text (425) 539-5492 or use the form with: a photo of the whole piece, a photo of the tag under a cushion, close-ups of any spots, the number of seats, whether cushions are removable, pets yes or no, and what has already been used on the stains.
- We reply the same business day, Mon–Fri 9am–7pm, Sat 9am–5pm, with a written price range and the method we will use. The final price is confirmed on site after the inspection and test spot, and it does not go up without your written yes.
- On the day, we need space to work around the piece, an outlet and access to water.
- Before photos, cleaning, after photos, drying advice. Pay by card or Zelle on completion.

What we can’t promise
Some fabrics behave badly with any moisture: cotton and linen can brown, viscose can shrink, unstable dyes can bleed. We test first, we use as little water as possible, and we tell you before we start if your piece carries that risk. We do not promise removal of any specific stain or odor. If something comes back as the piece dries, text us within 48 hours with a photo in daylight and we will come back for one re-treatment of that area at no charge.
