We turn short-term rentals between guests on a fixed price per property: beds stripped and remade with your linens, bathrooms and kitchen reset, consumables restocked from your supply, a photo report after every turn, and anything broken or left behind reported by text before the next check-in. Everything is arranged by message, which is how hosts and co-hosts already work.

All questionsHow do you price a turnover?
Fixed per property after a first full clean, so you can put it into your pricing. Studio or 1BR from $176, 2BR from $226, 3BR from $256 per turn. Hot tub, large patio or heavy guest counts are priced into the fixed rate once, not added per visit.
How do you handle scheduling?
By text. Send us the check-out and check-in times from your calendar, or share calendar access, and we confirm the window. Most turns are done between an 11 am check-out and a 3–4 pm check-in.
What do you send after a turn?
Staging photos of every room, a note on supplies that are running low, and a separate text with photos if we found damage, stains, missing items or things guests left behind, so you can file a claim before the next guest arrives.

Do you do linens?
We strip and remake beds with your clean set and bag the used linens or start a load in your on-site washer. We do not run off-site laundry at this stage.
Can you cover several properties?
Yes, for hosts and co-hosts with 2–15 properties in our ten licensed cities. One checklist per property, one monthly invoice, one contact.
What if a guest leaves a mess?
We photograph it before touching anything, text you, and quote the extra time in writing. You decide, and the photos support your platform claim. We do not clean biohazard.
What’s included
A turnover resets the place to a photographed standard. After the first full clean we build a room-by-room checklist with you: how the bed is made, where the extra towels go, which lights stay on, how the welcome basket is set. Every turn after that follows it.
Beds are stripped and remade with your clean linens; used linens are bagged or started in the on-site washer. Bathrooms are reset with the shower steamed, toilet and sink cleaned, mirror polished, fresh towels placed and soap and paper restocked from your supply. The kitchen gets dishes done, counters and stovetop cleaned, the microwave and fridge checked and wiped, trash out and basics restocked. Floors are vacuumed and mopped, surfaces dusted, patio or balcony swept. Then we photograph every room as staged and send the set. If anything is broken, stained or left behind, you get a separate text with photos before the next guest checks in.

- First visit is a deep clean (from $316 for a studio or 1BR, $376 for 2 bedrooms, $466 for 3 bedrooms) so the property starts at the standard. We photograph the staging and write the checklist with you.
- You get a fixed per-turn price. Send check-out and check-in times by text or share calendar access; we confirm each window.
- After each turn: photos, supply note, any damage report. Monthly invoice or a card on file.

Fixed prices assume on-site laundry or your linen service, consumables stocked by you, and a 3–5 hour window between guests. We do not work Sundays, so Sunday check-outs are turned Monday morning before an afternoon check-in or by arrangement.
What we don’t do
We are a two-person team with a limited number of turn windows per day, so we take the number of listings we can turn on time and say no to the rest. We do not run off-site laundry yet, we do not buy supplies, and we do not clean biohazard. If a guest reports something after a turn, text us the photo and we go back the same day where the schedule allows, at no charge if it was ours to catch.
