A move-in/move-out cleaning is a full deep clean of an empty home, including inside every cabinet and appliance, with before-and-after photos you can forward to a landlord or property manager. It is priced at $120 an hour for the two of us ($60 per person-hour): $360 for a studio or 1BR (6 work hours), $540 for a 2BR (9) and $720 for a 3BR (12), depending on size and condition.

How long it takes
6–12 work hours (two of us for 3–6 hours), depending on size and condition. We confirm it with the written price.
Re-clean rule
Tell us before we leave and we fix it on the spot. If something only shows up later, text within 24 hours (48 hours with a photo for carpet and upholstery) and we come back and fix it at no charge.

All questionsWill I get my full deposit back?
We can't decide that for your landlord. We clean the things property managers usually check, and we send before-and-after photos you can attach to your move-out notice. In Washington, landlords must document deductions, so a photo record of a clean unit is useful if anything is disputed.
Should I be there during a move-out clean?
Not necessary. Most clients have already moved. We just need access: a key, lockbox or the property manager letting us in. We send photos when we finish.
How long does a move-out take?
A studio or 1BR is about 6 work hours (two of us for 3 hours), a 2BR about 9 and a 3BR about 12 work hours. A studio often takes 5. We confirm the hours in writing once we know size and condition, and if the unit needs more time we text you before the time is up and keep going only after your yes.

Can you add carpet cleaning?
Yes. Hot water extraction is $59 per room (minimum two rooms) when added to a move-out clean, or you can book our move-out carpet package on its own: 1BR $220, 2BR $226, 3BR $276, or $20 less per unit in the same visit as the clean. Carpets are usually dry in 4–8 hours with the windows cracked.
Can you do a same-day or next-day move-out?
Often, if you text us at least 48 hours ahead. Same-day requests depend on what is already booked that day. Ask; the answer is quick.
Do you work with property managers and realtors?
Yes. Fixed prices by unit type, a photo report for every unit, one Certificate of Insurance on file and Net 15 invoicing for management companies. See our property managers page.
What’s included
An empty home is the easiest place to spot dust, and a property manager will look closely, so we do. Floors are scrubbed and mopped edge to edge, baseboards washed, walls spot-cleaned, closets wiped inside including the shelving. Every cabinet and drawer is cleaned inside: shelves, drawer tracks, hinges and underneath. Appliances are done properly: the oven is degreased with racks soaked and scrubbed, the fridge has all shelves removed and washed, the microwave, dishwasher filter and range hood are cleaned.
Bathrooms get the full treatment: tub and shower descaled, tile and grout steamed, toilet inside and around the base, vanity inside and out, mirror, fixtures, exhaust fan cover, floor. Interior windows including tracks and sills, light fixtures, bulbs and ceiling fans are all done. Floors are finished by surface type and carpets are vacuumed. Then we photograph everything and send you the set.

- On the day we need access only. We text when we start and when we finish, with before-and-after photos.
- Pay by card or Zelle on completion. Property management companies can be invoiced Net 15.

Fridge, oven and interior windows are included in every move-out clean; they are add-ons on other services. We price home cleaning by work hours: $120 an hour for the two of us, which is $60 per person-hour; see the hourly packages. The hours depend on size and condition. You pay for the hours we actually work: never more than the written price without your yes, never less than the minimum. If the unit is in much worse shape than described, we tell you before we start and you decide.
What property managers get
The same checklist for every unit, fixed prices by unit type, before-and-after photos with every invoice, one Certificate of Insurance on file and one invoice per month. We note in plain words whether a unit showed ordinary wear or something beyond it, which helps with deposit documentation. We do not promise outcomes we cannot control, such as what a landlord decides.
Limits we are upfront about
We do not patch walls, haul furniture or trash left behind, wash exterior windows above 8 feet, or take hoarding-condition or biohazard jobs. Old stains on carpet, worn grout and permanent discoloration are documented in the photos but may not come out.
