Office cleaning services in Snohomish County and King County: schedules, scope, contract questions and starting prices. Text for a written price.

By Yuri and Tatiana, owners of Shining Cleanse LLC, a family cleaning company based in Everett, WA and licensed in 10 cities across Snohomish and King County.

Office cleaning services in Snohomish County are usually booked as after-hours visits one to five times a week, priced per visit by office size. Our visits start at $300 for a first or one-time clean of an office under 1,000 sq ft, with weekly maintenance visits from $180. The right schedule depends on headcount, restrooms and kitchen use.

This guide is for owners and office managers comparing bids: what each schedule buys, what should be in the scope, and what to ask before signing. It applies to offices across Snohomish and King County, from Lynnwood and Mill Creek to Bothell and Kirkland.

How much does office cleaning cost per visit?

Our office cleaning is priced per visit by size. A first or one-time visit is $300 under 1,000 sq ft, $447 for 1,000–2,500 sq ft and $697 for 2,500–5,000 sq ft; weekly visits for the same sizes start at $180, $250 and $380. Two or three visits a week are 10% off the weekly rate, daily visits 15% off, and Saturday visits +15%. More restrooms, a large kitchen or heavy carpet can move a space up a tier. For per-sq-ft math and other facility types, see our commercial cleaning cost guide and the pricing page.

How often should an office be cleaned?

Daily visits, five times a week after hours, are for offices with 30 or more people, heavy visitor traffic or food prepared on site. Restrooms and the kitchen are reset every night.

Two or three visits a week fit most small businesses. Monday, Wednesday and Friday is a common pattern: clean for the start of the week and going into the weekend.

Weekly works for offices under about 15 people, or teams that are remote part of the week. In a bigger office, restrooms and the kitchen show it by midweek.

Every two weeks or monthly is only for very small or rarely used spaces.

Carpet runs on its own schedule; our guide on how often to clean office carpet covers it, and commercial carpet cleaning costs are $0.25 per sq ft with a $260 minimum.

What is the difference between janitorial and commercial cleaning?

The terms overlap, but bids use them differently.

Janitorial is high-frequency, lighter service: trash, vacuuming, surface wipes, restocking paper. Usually nightly or 3–5 times a week.

Commercial cleaning is lower-frequency, more detailed service: everything janitorial covers, plus a rotation of deeper tasks such as baseboards, vents, behind monitors, appliance interiors, glass partitions and carpet care.

Most small offices with 5–50 people need a mix: one to three visits a week with the deeper rotation built in. That is how we set up most office contracts.

What should every visit cover?

Four areas drive most complaints, so they belong on every visit:

  1. Restrooms: toilets, sinks, mirrors, fixtures, paper restock, floor, trash.
  2. Kitchen and break room: counters, sink, microwave interior, fridge exterior, coffee station, tables.
  3. Conference rooms: tables, chair arms, whiteboards, remotes.
  4. High-touch points: door handles, light switches, shared keyboards, printer panels.

Two areas get skipped until they cause a problem: vent grilles, which drop dust on the desks below, and the floor under desks, where much of the dust settles. For the full list, see our guide to the 12 office surfaces cleaners miss.

How is after-hours access handled?

Most offices want cleaning when nobody is there. We work after hours: after you close, overnight or on your day off, whichever keeps us out of your way.

  • Key, fob, lockbox or smart lock, whatever your building uses, returned when a contract ends.
  • Alarm codes kept confidential and memorized, not written down.
  • Being on camera is normal for office cleaning, and we are fine with it.

What should I ask before signing an office cleaning contract?

  • What is included every visit, and what is on rotation? Get it as a written checklist.
  • Are you licensed in my city? A Washington business license is the baseline; each city adds its own endorsement. We hold one in Lynnwood and nine other cities.
  • What is your liability coverage? Ask for a Certificate of Insurance naming your business. Ours is $1,000,000 per occurrence and $2,000,000 aggregate.
  • Who will come? With us it is always the two owners, Yuri and Tatiana; there is no rotating crew.
  • How are keys and alarm codes handled? Anything vague is a red flag.
  • What is the cancellation notice? Ours is 30 days.
  • What happens when something is missed? Ours: tell us before we leave and we fix it on the spot, or text within 24 hours and we come back at no charge.

FAQ

Do office cleaners bring their own supplies?

Equipment and cleaning products, yes. We bring a vacuum, a steam cleaner for restroom fixtures and grout, and color-coded microfiber. Paper towels, toilet paper, soap and liners usually come from your stock, and we restock them.

Can we start with a one-time clean before a contract?

Yes. A first clean takes longer because it removes buildup, which is why it costs more than a weekly visit. After it, the recurring rate applies.

How is office cleaning billed?

We send one invoice per month, Net 15, or charge a card on file. The price on the written quote is what you pay; nothing is added without your written yes.

Can you quote without visiting the office?

Yes. A floor plan or the square footage and a few photos are enough; for larger spaces, send more photos. We ask any questions by text and confirm the price in writing.
