Commercial Cleaning Cost in the Seattle Area: 2026 Prices by Facility Type and Size
Commercial cleaning cost in Snohomish & King County for 2026: per-visit, weekly and per-sq-ft prices by facility type. Text for a written price.
By Yuri and Tatiana, owners of Shining Cleanse LLC, a family cleaning company based in Everett, WA and licensed in 10 cities across Snohomish and King County.
Commercial cleaning cost in the Seattle area depends on square footage, facility type and how often you book. Our 2026 prices start at $300 per visit for an office or store under 1,000 sq ft, with weekly maintenance visits from $180. Medical and dental offices and daycares start at $447, gyms at $387 and cafes at $557 per visit.
Most commercial cleaners do not publish prices, which makes comparing them slow. This guide gives our current published numbers, explains what moves them, and shows how to compare quotes. Every number below is our own price from our pricing page, not a market average.
How much does office cleaning cost per visit?
Office cleaning is priced per visit by size. A first or one-time visit costs more than a recurring one because it includes the buildup a regular schedule prevents. Retail stores use the same tiers.
| Office or store size | First or one-time visit | Weekly visit | 2–3 visits a week | Daily (5 a week) |
|---|---|---|---|---|
| Under 1,000 sq ft | $300 | $180 | $162 | $153 |
| 1,000–2,500 sq ft | $447 | $250 | $225 | $213 |
| 2,500–5,000 sq ft | $697 | $380 | $342 | $323 |
| 5,000+ sq ft | from $0.25 per sq ft | by contract | by contract | by contract |
Prices are per visit, weekday evenings included. Saturday visits are +15%, so a $270 weekly visit moved to Saturday is about $311. Sunday and overnight visits are priced in writing. More restrooms, a large kitchen or heavy carpet can move a space up a tier, and we say so in the written quote.
How much do commercial cleaners charge per square foot?
For small spaces we use flat tiers instead of a per-sq-ft rate, because a 600 sq ft office still has a restroom and a kitchen to clean. Worked out per sq ft, a one-time visit to a 2,000 sq ft office at $447 is about $0.22 per sq ft, and a $250 weekly visit is about $0.13.
Above the top tier we quote per sq ft per visit:
- Offices and retail over 5,000 sq ft: from $0.25
- Gyms over 3,500 sq ft: from $0.20
- Medical and dental over 3,500 sq ft: from $0.22
- Full-service restaurants over 3,000 sq ft: from $0.33
Commercial carpet is separate: $0.25 per sq ft, $0.20 from 5,000 sq ft, with a $260 minimum. Our commercial carpet cleaning cost guide breaks that down.

Our jobDo medical offices and daycares cost more to clean?
Yes, per sq ft. A medical practice under 1,500 sq ft starts at the same $447 as a much larger office, because the work takes longer.

Clinics need EPA-registered disinfectants left wet for the full label dwell time, separate cloths and mops per zone, and a signed checklist each visit. Licensed childcare in Washington works under WAC 110-300, which adds toy handling, diapering-area routines and logs. Restaurants add degreasing; see our restaurant and cafe cleaning guide for that scope.
Recurring visits for these facilities are priced after the first clean, based on the time the visit actually takes.
What drives the price of commercial cleaning?
- Restrooms take the most time per square foot, so a space with three restrooms costs more than an open office of the same size.
- Healthcare, childcare and food service need specific products, dwell times and documentation.
- Condition on the first visit: a space that has not been professionally cleaned in months needs a restorative first clean.
- Carpet cleaning is priced on top of a regular visit.
- Weekday evenings are included; Saturdays add 15%; Sunday and overnight visits are priced in writing.
What brings it down: a recurring schedule, flexible timing, and clear desks and floors so the time goes to cleaning.
Is commercial cleaning cheaper weekly or one-time?
Per visit, weekly is cheaper: $180 against $300 for an office under 1,000 sq ft. A recurring visit is shorter because dirt does not build up between visits. Over a month, weekly service for that office comes to about $780 ($180 × 52 ÷ 12).
A one-time clean makes sense before an inspection, a move-in or a client visit. If you plan recurring service, the one-time price is usually your first visit, then the weekly rate starts. Leaving a space at the end of a lease is its own one-time job; our guide to office move-out cleaning covers the surrender clause, timing around movers and carpet.
How do you compare commercial cleaning quotes?
Ask every provider for a written scope and a price per visit, not just a monthly total. Check that each one has a Washington business license with an endorsement for your city and general liability insurance; ours is $1,000,000 per occurrence and $2,000,000 aggregate, with a COI on request. For a local hiring checklist, see commercial cleaning in Kirkland, Mukilteo and Lynnwood, and for schedules and contract terms our office cleaning guide for Snohomish and King County.
We serve Bothell and nine other licensed cities. The two owners do every visit, and we bring the equipment, including a steam cleaner for restroom fixtures and grout and a vacuum.
Our jobFAQ
Do commercial cleaners charge by the hour or by the job?
Most price by the job, per visit, which keeps costs predictable. We price all commercial work per visit and set it from photos, a floor plan or square footage and a short text conversation, then confirm it in writing.
Is commercial cleaning tax-deductible?
Cleaning and janitorial costs are generally deductible as ordinary business expenses. Washington has no state income tax, so federal treatment is what matters. Ask your accountant how it applies to your business.
How is commercial cleaning billed?
We send one invoice per month, Net 15, or charge a card on file. The price on the written quote is what you pay; nothing is added without your written yes.
Does the price include supplies?
We bring all equipment and cleaning products. Paper towels, toilet paper, soap and liners come from your stock; we restock them and tell you when you are running low.

Text 2–4 photos of the space to (425) 539-5492 or request a written quote. We reply with a written price the same business day (Mon–Fri 9am–7pm, Sat 9am–5pm). For recurring contracts, add a floor plan or the square footage; we ask any questions by text and confirm the price in writing.
