Commercial Cleaning in Kirkland WA, Mukilteo and Lynnwood: What to Check Before You Hire
Hiring commercial cleaning in Kirkland WA, Mukilteo or Lynnwood: city licenses, insurance, contract scope and starting prices. Text for a written price.
By Yuri and Tatiana, owners of Shining Cleanse LLC, a family cleaning company based in Everett, WA and licensed in 10 cities across Snohomish and King County.
Commercial cleaning in Kirkland WA is after-hours cleaning of offices, stores, clinics and other business spaces by a company with a Washington business license, a Kirkland city endorsement and liability insurance. Before hiring, check the UBI number, the city endorsement, the insurance certificate and a written scope. Our office visits start at $300, weekly visits at $180.
Finding a reliable commercial cleaner in Kirkland, Mukilteo or Lynnwood takes some checking: many providers do not publish prices, and not all of them carry the licensing and insurance Washington commercial work needs. Here is what to look for before you sign.
How is commercial cleaning different from residential cleaning?
The setting changes the rules. Office cleaning happens after hours, on a recurring contract, with keys, alarm codes and a checklist both sides can see. Other facilities add their own requirements:
- Clinics need EPA-registered disinfectants left wet for the label dwell time, separate cloths per zone and a signed log.
- Daycares and preschools work under WAC 110-300, which sets sanitation and product rules.
- Restaurants and cafes need degreasing and routines that match what Snohomish Health District and Public Health – Seattle & King County inspectors look for.
- Stores and showrooms need glass, entry floors and fitting rooms done before opening.
A company that cleans homes well may not be set up for these spaces. Ask what facility types it cleans now and what it does not take on.
What should I check before hiring a commercial cleaner in Washington?
- Check the state license and UBI number on the Washington Department of Revenue business lookup. Ours is listed under Shining Cleanse LLC.
- Check the city endorsement. The business license should list an endorsement for your city (see the next section).
- Ask about general liability insurance: the per-occurrence limit and a Certificate of Insurance naming your business as additional insured if your lease requires it. Ours is $1,000,000 per occurrence and $2,000,000 aggregate.
- Ask who enters your building: whether the same people come every visit and how keys and alarm codes are handled.
- Get a written scope and price per visit, plus cancellation terms and what happens when something is missed.

Our job
Our jobDoes a cleaner need a city business license in Kirkland, Mukilteo or Lynnwood?
Yes, in most cases. Kirkland, Mukilteo and Lynnwood each require businesses working in the city to hold a city business license, issued as an endorsement on the Washington state business license; very small amounts of in-city income can be exempt. The endorsement shows on the Department of Revenue lookup next to the company name, so you can check it in a minute.
We hold endorsements in Kirkland, Mukilteo and Lynnwood, and in seven other cities: Bothell, Redmond, Kenmore, Woodinville, Mill Creek, Mountlake Terrace and Lake Stevens. One practical difference: Mukilteo and Lynnwood are in Snohomish County and Kirkland is in King County, so restaurants and clinics deal with different health jurisdictions.
What does a commercial cleaning contract include?
A standard office or retail contract covers, every visit:
- Floors vacuumed and mopped
- Desks, shelves and horizontal surfaces dusted
- Restrooms cleaned and disinfected, paper and soap restocked from your supplies
- Break room counters, sink, microwave and appliance exteriors
- Trash and recycling out, liners replaced
- Door handles, light switches and other high-touch points wiped
- Spot cleaning of glass
On a rotation it adds baseboards, vents and the backs of monitors. Clinics and daycares add zone-specific products and a signed checklist. The contract itself should state frequency, price per visit, how invoicing works and the notice period to cancel. Ours is a monthly invoice, Net 15, with 30 days notice to cancel. For schedule options and contract questions in more depth, see our office cleaning guide for Snohomish and King County.
How much does commercial cleaning cost in these cities?
Our prices are the same in all three cities. An office or store under 1,000 sq ft is $300 for a first or one-time visit and from $180 per weekly visit; 1,000–2,500 sq ft is $447 and from $250 weekly. Medical offices and daycares start at $447, cafes at $557. Saturday visits are +15%.
The full breakdown by facility type, size and frequency is in our commercial cleaning cost guide.
How we work
We are two owners, Yuri and Tatiana, and we do every job ourselves; there is no rotating crew. We clean after hours (after you close, overnight, or on your day off), price from photos and a floor plan, and bring a steam cleaner for restroom fixtures and grout, a vacuum and color-coded microfiber so restroom cloths never reach a desk. We are a two-person company, so we take on the number of after-hours contracts we can do well.
Our jobFAQ
What businesses need commercial cleaning?
Any space where employees, clients or the public come in regularly: offices, co-working spaces, clinics, dental offices, daycares, gyms, cafes and stores. Healthcare and childcare have the strictest product and documentation rules.
How often should a small business be cleaned?
Most offices book one to three visits a week. Clinics, daycares and busy restaurants usually need three to five. Restrooms and kitchens set the pace: once they look used by midweek, add a visit.
Can a cleaner sign an NDA for our office?
Many can, and you should ask if your office holds client files. We review and sign standard mutual NDAs for law, finance and consulting offices, and we do not touch papers or personal items on desks.
Can you clean a Kirkland office on Saturday?
Yes. We clean businesses after hours: after you close, overnight, or on your day off, including weekends. Saturday visits are 15% more than the weekday rate; Sunday and overnight visits are priced in writing.
