Move-out carpet cleaning with a photo report
Move-out carpet cleaning is hot water extraction of all carpet in an empty unit at a fixed price by unit type, 1BR $220, 2BR $226, 3BR $276 ($20 less per unit with our move-out clean in the same visit), with a before-and-after photo report you can hand to a landlord or attach to a turnover file. The carpet is dry to walk on in 4–8 hours.

Re-clean rule
Tell us before we leave and we fix it on the spot. If something only shows up later, text within 24 hours (48 hours with a photo for carpet and upholstery) and we come back and fix it at no charge.

All questionsWhy a fixed price by unit?
So renters and property managers do not have to count rooms or argue about square footage. A studio or 1BR is $220, a 2BR $226, a 3BR $276, for an empty unit with ordinary wear. Stairs, pet odor and heavy soil are the only extras, and they are agreed in writing before we start.
What does the photo report look like?
A before and an after photo of each room, taken from the same spot, with the date, plus a one-line note per room in neutral language: ordinary wear, or a specific issue such as a permanent stain or a burn. You get it by text or email the same day.
Will this get my deposit back?
We cannot control a landlord's decision. What we can do is leave the carpet properly cleaned and give you a dated photo record. In Washington, deductions have to be documented, so your own record of a clean carpet is worth having.

How fast can you come?
Tell us the inspection or showing date and we plan around it; the date is confirmed in writing with your price.
The old stains will not come out, will they?
Some will not: dye stains, bleach spots, rust, dried paint and old urine that has taken the color out. We photograph them before we start and note them in the report so it is clear they were pre-existing to cleaning.

What’s included
An empty unit is the easiest carpet to clean well and the easiest place for an inspector to spot what was skipped, so we do all of it: bedrooms, living areas, hallway and closet floors. We vacuum first, pre-spray the traffic lanes and any spots, extract with hot water and finish with dry passes so the carpet dries in hours, not days. Air movers run while we pack up.
Then the report: a before and an after photo of each room from the same spot, dated, and a one-line note per room in neutral words, either ordinary wear or a specific pre-existing issue. Renters forward it to the landlord. Property managers file it with the turnover.

How it works
- Text (425) 539-5492 or use the form: address or city, unit type, whether the unit is empty, stairs yes or no, pets yes or no, and the date you need it done by. A photo of each carpeted room helps.
- We confirm the fixed price in writing the same business day, Mon–Fri 9am–7pm, Sat 9am–5pm.
- We need access only: a key, lockbox or someone to let us in. We text when we arrive and when we leave.
- The photo report arrives the same day. Pay by card or Zelle; management companies are invoiced Net 15.

Washington sales tax, where it applies, is a separate line on the invoice. Nothing is added on site without a written yes.
Combine with a move-out clean
You can book the full move-in/move-out cleaning (from $360, includes inside appliances and cabinets, bathrooms, windows and a photo set) and add the carpet on the same day. One visit, one report, one invoice. Property managers get the same bundle as a turnover package with fixed prices by unit type.
What we don’t do
We clean the carpet and document it. We do not repair, stretch or replace carpet or pad, and we do not extract flood water. Worn, matted or sun-faded carpet looks cleaner after extraction but not new, and we will not describe it that way in the report.
