Pet odor treatment: find it, treat it, say what is possible

Pet odor treatment is a separate step from carpet cleaning: you tell us where the accidents happened, we check those areas for stains and smell, treat each one with an enzyme or oxidizing product for the right dwell time, then rinse and extract it hot, two or three passes for old spots. It is $52 per affected area on top of the carpet price. Urine that soaked into the pad can still smell after treatment, and we say so before we start.

from $52

$52 per affected area, added to a carpet or upholstery cleaning. $220 visit minimum with carpet, $180 for upholstery only. Pad replacement is not something we do; we tell you if it is needed.

Carpet and upholstery: the written price is what you pay, $220 minimum visit for carpet, $180 for upholstery only. Insured ($1M/$2M general liability), not bonded.

All questions
Will the smell go away completely?

If the urine is in the fiber and backing, usually yes after treatment and extraction. If it has soaked into the pad or subfloor, which is common with repeated accidents in one place, surface treatment reduces the smell but may not remove it, and the real fix is replacing the pad in that area. We cannot see the pad from above, so we tell you this before we start: if the smell comes back after treatment, the pad is likely affected, and a flooring contractor would need to replace it in that spot.

Will the stain come out?

Fresh urine usually cleans up well. Old urine can bleach the dye out of nylon and wool, so the yellowed spot you see may be missing color rather than dirt; cleaning will not put the color back. We tell you which spots we expect to improve.

Why is this a separate charge?

Urine is not dirt. It leaves salts, uric acid crystals and bacteria that normal carpet detergent does not break down, so each spot needs a different product, a dwell time and extra extraction passes. The $52 per area covers that time and product.

3 more questions about pet odor & urine carpet treatment
Is the treatment safe for my pet?

We use enzyme products and oxygen-based oxidizers, not bleach or ammonia. Keep pets off the carpet until it is dry, usually 4–8 hours.

Can you treat the sofa too?

The surface of the cushion cover, yes. Urine that has gone into the foam core may not fully come out; we say so in the quote.

What about cat urine?

Same process, often more passes. Cat urine is more concentrated and more likely to have reached the pad, so it helps a lot if you can show us every place the cat has gone.

What’s included

With pet accidents, the stain you can see is only part of the problem. Urine leaves salts and uric acid crystals that water and detergent do not dissolve, and the smell usually comes from below the carpet, in the pad.

So we start by asking you where the accidents happened and which rooms smell. On site we look for visible stains, check those areas by smell, and agree with you which areas we treat. Old spots can be hard to see in daylight, so what you remember about where the pet went matters. Each agreed area then gets an enzyme or oxidizing treatment matched to the fiber and the age of the spot, left to work for the full dwell time, followed by a hot rinse extraction, two or three passes for old spots, and a neutralizing rinse so nothing sticky is left behind. We photograph the result.

We cannot see the pad under the carpet. If urine soaked into it, the area may still smell after cleaning, and the fix then is a flooring contractor replacing the pad in that spot. We tell you this before any work, not after.

Who books this

  • Dog and cat owners after a puppy, a new rescue or a sick pet.
  • Renters at move-out who want the carpet treated and documented before the inspection.
  • Landlords and property managers between tenants (see our move-out carpet package).
  • Families who inherited the previous owner’s pet history with the house.

How it works

  1. Text (425) 539-5492 or use the form. Tell us where the accidents happened, how old they are, what you have already tried, and send photos of the areas. Mention cat versus dog.
  2. We reply the same business day, Mon–Fri 9am–7pm, Sat 9am–5pm, with a written price: carpet cleaning plus $52 per affected area, and a plain note on what to expect.
  3. On site we walk the areas with you, check for stains and smell, and agree which areas we treat. If an area has had repeated accidents, we tell you then that the pad may be involved, before any work, and you decide.
  4. Treatment, extraction, photos. Pay by card or Zelle on completion.

We do not sell protector or deodorizer fragrances. An area is roughly a spot cluster up to about 3 ft by 3 ft; a whole room of repeated accidents is quoted as heavy contamination rather than counted spot by spot.

What treatment can’t fix

Three things can stay after a proper treatment: color loss where old urine bleached the fiber, odor from a saturated pad or subfloor, and odor from a mattress or sofa foam core. We will not tell you a surface treatment fixes those. When the pad is involved we say so, and we can point you to a flooring contractor for pad replacement. If a treated spot comes back as the carpet dries, text us a photo within 48 hours and we re-treat that area at no charge.
