We clean commercial carpet after hours with hot water extraction, and we schedule it so the carpet has time to dry, usually a Friday evening or a Saturday for the whole floor. Pricing starts at $0.25 per square foot with a $260 minimum per visit, and most offices run a quarterly program with fabric chairs added.

Re-clean rule
Tell us before we leave and we fix it on the spot. If something only shows up later, text within 24 hours (48 hours with a photo for carpet and upholstery) and we come back and fix it at no charge.

All questionsHow do you price commercial carpet?
By square foot, with a minimum per visit. From $0.25 per sq ft for areas of 1,000 sq ft or more, $0.20 from 5,000 sq ft, and a $260 minimum. Fabric chairs are priced per chair. We set the number from your photos and a floor plan or square footage, ask any questions by text, and confirm it in writing, usually the next business day.
Will the carpet be dry when staff come in?
Hot water extraction dries in 4–8 hours with air movers running, up to 12 in cold, damp weather. So we schedule the whole floor for a Friday evening or Saturday, and small areas on a weekday evening only if nobody needs them early. We do not offer low-moisture encapsulation at the moment.
How often should office carpet be cleaned?
In a typical office: entries, corridors and under-desk areas every 3–6 months, and the whole floor once a year. Daycares, clinics and high-traffic retail usually need quarterly. We put the schedule in writing and you adjust it.

Do you clean office chairs?
Yes, fabric task chairs and waiting-room seating, priced per chair in the same visit. Leather and mesh chairs are wiped, not extracted.
What do we need to do before you come?
Clear small items off the floor, tell us about alarm codes or access, and let us know which areas are off-limits. If you want desks moved, say so and we quote two prices: you move, or we move what can be safely lifted.
Do you carry insurance?
Yes: general liability, $1,000,000 per occurrence and $2,000,000 aggregate. We are not bonded. We send a Certificate of Insurance on request, and your company or building can be named as additional insured where required. What’s included
Commercial carpet needs regular maintenance more than a single big clean. Most of the soil is dry grit tracked in from the entry, ground into the fiber under foot traffic, and it is what makes traffic lanes go dark and shortens the carpet’s life. So every visit starts with a thorough vacuum of the whole area, then a pre-spray on entries, corridors and under desks.
Then we clean with hot water extraction: solution into the fiber and straight back out with the soil, in slow overlapping passes, with extra rinse passes on traffic lanes and edges done by hand. Air movers run while we pack up. The carpet takes 4–8 hours to dry, so we schedule the whole floor before a weekend and small areas on an evening when nobody needs them early. We do not offer low-moisture encapsulation at the moment. Coffee, food and ink spots are treated where the fiber allows. After each visit you get a short photo report.

- We work after hours: after you close, overnight, or on your day off. We send a photo report, and invoice Net 15 or charge a card on file, whichever you prefer.

Rates assume the floor is clear of small items and we can work around desks. If you need desks and cabinets moved, we quote it as a separate line. Washington sales tax, where it applies, is shown separately. Restaurants and cafes are in scope (see restaurant and cafe cleaning). Hotels and motels are quoted case by case.
What it won’t fix
Cleaning does not reverse wear. Worn traffic lanes, chair-wheel burns and old dye stains do not come out. Carpet manufacturer warranties sometimes require a specific method; check your carpet’s documentation and we tell you whether our method fits it. If an area does not look right the next morning, text us within 48 hours with a photo and we return to re-clean it at no charge.
