Carpet Cleaning Cost for a 2-Bedroom Apartment in Snohomish and King County

Empty apartment living room with light gray wall-to-wall carpet and a bay window

Carpet cleaning cost for a 2-bedroom apartment in Snohomish & King County: $220 for three rooms, $226 at move-out, and extras. Text for a written price.

By Yuri and Tatiana, owners of Shining Cleanse LLC, a family cleaning company based in Everett, WA and licensed in 10 cities across Snohomish and King County.

Carpet cleaning cost for a 2-bedroom apartment is $220 with us while you live there: two bedrooms and a living room count as three rooms. A hallway adds $42, for $262. An empty 2-bedroom at move-out is a fixed $226, or $206 with our move-out clean. Stairs, pet odor and heavy soil are agreed in writing first.

Does a hallway count as a room in a 2-bedroom apartment?

No. A carpeted hallway up to 80 sq ft is its own line at $42 when booked with two or more rooms, not a full room at $82. A typical 2-bedroom apartment has three carpeted rooms: two bedrooms and the living room. Kitchens, bathrooms and entries are usually vinyl or tile, so they are not part of a carpet price. Some units also have a carpeted hallway between the bedrooms, and townhouse-style units have a staircase.

Here is how our carpet cleaning count works for an occupied apartment:

  • Each room of wall-to-wall carpet up to 200 sq ft counts as one room. A 12 by 13 ft bedroom (156 sq ft) is one room.
  • A room of 200 to 300 sq ft is priced at $102 instead of $82. Living rooms are the ones that sometimes cross 200 sq ft.
  • Furniture is not subtracted. We clean around and under what we can lift.
  • A hallway up to 80 sq ft is $42 when booked with two or more rooms.
  • Stairs are $5 per step and $10 per landing.

Three rooms are priced as a package at $220, which is less than three rooms at $82 ($246). If your living room is over 200 sq ft, we say so from the photos and show exactly how it is counted on the written quote, before anyone arrives. For the full logic behind room counts, see how companies count a room.

How much does carpet cleaning cost for a 2-bedroom apartment?

For an occupied 2-bedroom, the answer is usually $220 to $295 before pet treatment. These are worked examples using our published prices. Your actual quote comes from your photos.

Your apartmentWhat is countedPrice
Standard 2-bedroom2 bedrooms + living room$220
With a carpeted hallway3 rooms + hallway$262
Townhouse style, 13 steps and 1 landing3 rooms + stairs$295
With 2 pet accident areas3 rooms + 2 areas at $52$324
Carpet plus the sofa3 rooms + sofa at $169$389
Added to a house cleaning visit3 rooms at $59$177

The last line is worth knowing. When carpet extraction is added to a house cleaning, it is $59 per room with a minimum of two rooms, lower than any single-room rate on our list (only the 7-room package averages about $58 a room).

Prices include travel within our ten licensed cities, so an apartment in Lynnwood, Bothell or Kirkland costs the same. Washington sales tax, where it applies, is a separate line on the quote.

What adds to the price of a 2-bedroom carpet cleaning?

Three things change the number, and all three are decided before the visit, from your photos:

  1. Pet urine leaves salts and uric acid that normal carpet detergent does not break down, so each affected area you point out, or that we find by stains and smell, gets an enzyme or oxidizing treatment with dwell time and extra rinse passes. That is $52 per affected area, roughly a spot cluster up to 3 ft by 3 ft. Our pet odor treatment page explains what it can and cannot fix.
  2. Stairs take hand-tool work, priced at $5 per step and $10 per landing.
  3. Carpet that has not been cleaned in years takes more pre-spray, agitation and passes. That heavy-soil charge adds 30%, and we tell you from the photos, not on the day.

Things that do not add to the price: pre-vacuuming, spot treatment of most household stains, moving light furniture, air movers and the photo report. They are part of every visit.

Is move-out carpet cleaning priced differently?

Yes. An empty 2-bedroom is a fixed $226 instead of $220, because it covers more carpet and produces a record for your landlord. Our move-out carpet cleaning is a fixed price for an empty unit: studio or 1BR $220, 2BR $226, 3BR $276. It includes every area of wall-to-wall carpet in the unit, including the hallway and closet floors, so nobody has to count rooms or argue about square footage.

The other difference is the report. You get a before and an after photo of every room, taken from the same spot and dated, with a one-line note per room in neutral words: ordinary wear, or a specific pre-existing issue such as a burn or a permanent stain. Renters forward it to the landlord, and property managers file it with the turnover.

If you are also booking a full move-out clean (a 2BR is 9 work hours, $540 with us, fridge, oven and interior windows included), the carpet in the same visit is $206 instead of $226. The carpet is dry to walk on in 4 to 8 hours.

Can a Washington landlord charge you for carpet cleaning?

Only in limited cases. Under RCW 59.18.280, a landlord may not keep any part of a deposit for carpet cleaning unless the landlord documents wear to the carpet beyond ordinary use. The same law bars deductions for wear from ordinary use of the unit, and requires the landlord to give you a full and specific statement within 30 days, with estimates or invoices for damage charges.

That makes your own records valuable. Dated photos of clean carpet, and a receipt that shows what was cleaned and when, are the strongest things you can hand over if a deduction comes up. Check your lease too: it may say something specific about carpet. This is general information, not legal advice.

What to have ready on the day in an apartment

An apartment visit goes smoothly when we can park, plug in and reach water. The day before, we text a reminder with simple prep:

  • Tell us where visitors can park, or hold a spot near your entrance. Guest parking rules and gate codes are worth sending ahead.
  • We need a working outlet and a sink or tub we can fill from.
  • Mention the elevator, stairwell, buzzer or front-desk check-in, whichever applies.
  • For an empty unit at move-out, we only need access: a key, a lockbox or someone to let us in. We text when we arrive and when we leave.

How to keep the cost of a 2-bedroom carpet clean down

A few simple steps keep the quote low and the day predictable:

  • Send one photo per room from the doorway, plus any stains. An accurate count means nothing is added on site.
  • Pick up small items, toys, cords and shoes before we arrive. We move light pieces like chairs and lamps, but beds and dressers stay where they are.
  • Tell us about pet accidents up front. Found on the day, they mean a price change you have to approve before we start. In the photos, they are already in the written quote.
  • Combine work into one visit. Adding the sofa or a house cleaning costs less than a second trip later.
  • If you are deciding between doing it yourself and hiring it out, our comparison of a rental machine vs a pro visit runs the real numbers.

FAQ

Does it cost more if my apartment is on an upper floor?

No. We carry our equipment into the unit, so there is no hose running from a truck through the building, and the price is the same on any floor. Tell us about elevators, stairwells, buzzers or front-desk check-in so we can plan the carry.

Can you clean just the two bedrooms?

Yes. Two rooms come to $164 at $82 each, which is below the $220 visit minimum, so two bedrooms alone are billed at $220, the same as one. If the living room needs it too, the 3-room package at $220 costs the same as two rooms.

Can we stay home while the carpet dries?

Yes. Walk on it in clean socks, keep pets off until it is dry, usually 4 to 8 hours, and leave the plastic tabs under moved furniture legs for 24 hours. Cracking a window and running a fan shortens the wait.
