Medical office cleaning services: standards, exam rooms vs reception, waste limits and 2026 prices in Snohomish & King County. Text for a written price.
By Yuri and Tatiana, owners of Shining Cleanse LLC, a family cleaning company based in Everett, WA and licensed in 10 cities across Snohomish and King County.
Medical office cleaning services in Snohomish and King County start at $447 per visit for a practice under 1,500 sq ft, $657 for 1,500–3,500 sq ft and $0.22 per sq ft above that. The price covers after-hours cleaning with EPA List N disinfectants left wet for their contact time, separate clinical and admin tools, and a signed checklist.
This is a buyer guide for practice managers of medical and dental offices. Our full scope is on the medical and dental office cleaning page. If you run procedure rooms and need terminal cleans, read our clinic cleaning protocol as well.
Which standards apply to medical office cleaning?
Three frameworks shape the work:
- OSHA 29 CFR 1910.1030, Bloodborne Pathogens, covers blood, other potentially infectious materials, regulated waste and PPE. It applies to cleaning staff wherever they could meet blood or body-fluid contamination.
- EPA registration and List N. Disinfectants must be EPA-registered and used per label. Most need 1–10 minutes of wet contact to do what the label claims, so spraying and wiping immediately is not disinfection.
- The CDC Guidelines for Environmental Infection Control in Health-Care Facilities set surface categories, cleaning frequency and separation of clinical and non-clinical zones.
Your accreditation body, malpractice carrier and inspectors look for evidence of all three, which is why the signed checklist matters as much as the cleaning.
How are exam rooms cleaned differently from reception?
Reception and waiting room
We treat it as a shared corridor: check-in counter, pens, clipboards or kiosk, chair arms, door pulls and the water cooler handle are disinfected with dwell time, and floors are vacuumed. Hard-surface chairs are easier to disinfect than fabric ones.
Exam rooms
Every horizontal surface, cabinet and drawer pulls, light handles, stools and both sides of the door handle get a List N product, left wet for the full label time. Between-patient turnover during the day stays with your MAs; we do the complete after-hours clean.
Lab and specimen areas
Counters, sink, and the exteriors of centrifuges, microscopes and refrigerators, then floors with a neutral cleaner and a disinfectant pass. We do not open specimen refrigerators.
Restrooms
Detergent first, then disinfectant on the seat, flush handle, grab bars, faucet, dispensers and door pull, floor mopped last. For known C. diff exposure, the practice specifies a sporicidal agent.
Floors
Clinical rooms and patient corridors get their own mop and bucket; admin areas get a different set, as in our office cleaning guide. Microfiber is color-coded by zone and laundered separately by color. Gloves are changed between rooms.
Our job
Our jobDo medical office cleaners handle biohazard waste?
We do not. Regulated medical waste is a job for your licensed medical waste carrier.
- We handle general trash, recycling, paper towels, and non-soiled drapes or gowns bagged for laundry.
- We do not touch sharps containers, red-bag waste, suction canisters, or anything containing blood or body fluids.
- Soiled linens are bagged by clinical staff where they are used; we move the closed bag to the pickup point without opening it.
We also do not take on biohazard cleanup of any kind. If a spill involves blood, your clinical staff handle it under your exposure control plan before we clean the room.
How much does medical office cleaning cost in Washington?
Our 2026 prices for a first or one-time visit (full list on our pricing page):
| Practice size | First or one-time visit | Recurring visits |
|---|---|---|
| Under 1,500 sq ft, 1–2 providers | $447 | quoted after the first clean |
| 1,500–3,500 sq ft, 2–4 providers | $657 | quoted after the first clean |
| 3,500+ sq ft | $0.22 per sq ft | quoted after the first clean |
| Midday restroom and waiting-room pass | quoted in writing |
Recurring contracts are priced as maintenance visits after the first clean, based on the time the visit actually takes. Weekday evenings are included; Saturday visits add 15%; Sunday and overnight visits are priced in writing. Medical visits cost more than an office of the same size because of contact times, zone separation and documentation. For a side-by-side with offices, retail and daycares, see commercial cleaning costs in the Seattle area.
Most small practices do well with an after-close clean on clinic days and staff handling turnover. Busier practices add a midday pass for restrooms and the waiting room. We clean medical and dental offices in Redmond and our other licensed cities.
Our jobFAQ
Do you clean dental operatories?
Yes, after hours: counters, cabinet pulls, light handles, the chair base and floors, with your specified disinfectant. Barrier changes and between-patient chair disinfection stay with your assistants, because they happen during the clinic day.
Can you be named as additional insured?
Yes. Our general liability policy is $1,000,000 per occurrence and $2,000,000 aggregate, and we can add your practice or landlord as additional insured where a lease requires it. Request the certificate with your quote.
Who will be in our office after hours?
Only the two owners, Yuri and Tatiana. We do every visit ourselves, with no crews or subcontractors, so the same two people hold your key and alarm code.
What if staff find a missed spot the next morning?
Text us within 24 hours and we come back to address it at no charge. If you are there when we finish, tell us and we fix it on the spot.
