How much does house cleaning cost per visit?

Here is every residential price we publish, the same numbers as on our pricing page. We price one-time home cleaning by work hours, $120 an hour for the two of us ($60 per person-hour), and confirm the hours in writing before the visit. A deep clean of a typical 4-bedroom home is $600 (10 work hours). A studio move-out often takes 5 work hours ($300). Standard and move-out cleans of homes with 4 or more bedrooms, recurring cleans of homes with 5 or more bedrooms, deep cleans of very large homes, and first-time cleans of homes in heavy condition are quoted exactly before we come. We do not use discount codes; everyone pays the same published prices. What a deep clean adds, and costs, is in deep cleaning cost for a house. For a studio or 1-bedroom only, see how much it costs to clean a 1-bedroom apartment.

What does a $240–$360 standard cleaning include?

A standard house cleaning is a full reset of a home that is already maintained. Every room is dusted, floors are vacuumed and mopped, and the kitchen and bathrooms are cleaned top to bottom.

In the kitchen that means counters, backsplash, appliance fronts, the stovetop, the inside of the microwave and the sink. Bathrooms get the tub and shower (steamed where the surface allows), the toilet with red cloths used only there, mirrors, sink, fixtures and floor. Beds are made if linens are left out, touchpoints are wiped, and the trash goes out.

We bring all supplies and equipment. Hand-washing baseboards, inside cabinets, behind appliances and light fixtures are deep-clean tasks; organizing is not part of any visit.

Add-ons are flat and chosen at booking: inside the fridge $56, inside the oven $56, interior windows $86, balcony or patio $56, laundry $46, garage $106, carpet extraction $59 per room (minimum two rooms) and heavy pet hair $42. Our full room-by-room list of what a standard house cleaning includes shows what is in and what is deep-clean only.

How much do house cleaners charge per hour near Seattle?

Many independent cleaners charge by the hour, so it helps to know the local range. Care.com’s Seattle cost page (October 2026) reports an average starting rate of $26.61 per hour and an average maximum of $31.92 for house cleaners listed on its site, about 24% above its national average starting rate of $21.54.

Two cleaners working 3 hours bill 6 hours. At those rates, that is about $160–$192 in labor for the same 6 work hours we price at $360 for a 3-bedroom home.

The difference pays for more than labor. A company price also covers general liability insurance (ours is $1,000,000 per occurrence, $2,000,000 aggregate), a city business license in every city served, a steam cleaner, a vacuum, products and travel. And the hours are quoted in writing before we come; we never add time without texting you first and getting your yes.

Labor itself has a legal floor: Washington’s 2026 minimum wage is $17.13 per hour, and companies with staff pay payroll taxes on top. Our comparison of hourly vs flat-rate house cleaning shows how to compare the two kinds of quote, and where the money in a cleaning price goes is in why house cleaning is so expensive.

What makes a house cleaning cost more?

Five things decide most of the price:

  • Size. Bedrooms set the starting point, but bathrooms and the kitchen take the most time. An extra bathroom usually adds more time than an extra bedroom.
  • Condition. How long since the last thorough clean matters more than square footage. A home that has not been professionally cleaned in a while takes more work hours on the first visit, and that visit is usually better booked as a deep clean.
  • Pets. Heavy shedding adds time on every floor and is a $42 add-on.
  • Add-ons. Inside the oven, inside the fridge and interior windows are the common ones.
  • Frequency. Recurring visits have a fixed price per visit, and the more often we come, the less each visit costs.

If a home described as standard turns out to need a deep clean, we tell you before we start and you decide. The written price does not change on the day unless you add something. Not sure which one you need? Our article on standard vs deep cleaning explains the difference.

Is house cleaning priced per square foot?

Some cleaners quote by square foot. We quote by home type and condition, confirmed from photos, because square footage alone predicts time poorly. An empty bonus room takes minutes, while a small bathroom with years of shower scale can take an hour.

If you want a per-square-foot comparison, divide the total by the size of the home. For example, if a 3-bedroom home is 1,500 sq ft, our $360 first standard clean works out to about $0.24 per sq ft. A $480 deep clean of the same home is about $0.32 per sq ft. Use that only to compare quotes for the same home and the same task list. A low per-square-foot rate on a short task list is not a better deal.

How much does recurring cleaning cost per month?

Recurring cleaning has a fixed price per visit by home size, not an hourly one, and the more often we come, the less each visit costs. The price stays the same if a visit runs long. Here is what each schedule costs per month (averaged over the year) and per year:

SchedulePer visit, studio or 1BR / 2BR / 3BRAbout per monthPer year
Weekly (52 visits)$270 / $300 / $330$1,170 / $1,300 / $1,430$14,040 / $15,600 / $17,160
Bi-weekly (26 visits)$290 / $320 / $350$628 / $693 / $758$7,540 / $8,320 / $9,100
Monthly (12 visits)$320 / $350 / $380$320 / $350 / $380$3,840 / $4,200 / $4,560

Monthly visits cost more per visit than weekly or bi-weekly ones because a month of buildup takes longer to clean. A 4-bedroom is $360 weekly, $380 bi-weekly or $410 monthly; add $20 per bathroom over one, and homes with 5 or more bedrooms are quoted. Recurring pricing starts after a first deep or standard clean, which sets the baseline. There is no contract, and you can skip a visit with 24 hours notice at no charge. Which schedule fits most homes is covered in weekly vs biweekly house cleaning.

How can you lower the cost of house cleaning?

Most savings come from making each visit shorter and avoiding a second trip. A few things that work:

  • Start with one deep clean, then maintain. Standard visits on a home that needs a deep clean spend time on old buildup and never finish it. One deep clean followed by bi-weekly visits keeps the home at that level; repeated standard cleans trying to catch up do not.
  • Clear counters and floors before we arrive. We clean surfaces, not piles, so time spent working around clutter is time not spent cleaning.
  • Bundle add-ons into one visit. Carpet extraction added to a cleaning is $59 per room (minimum two rooms). Booked on its own, carpet cleaning is $82 per room with a $220 minimum visit.
  • Send photos with your request. A price set from photos does not change on the day, so nothing is added on site.
  • Reschedule early. Moving a visit with 24 hours notice is free. Cancelling on the day of the visit may cost 50% of the visit price, because the slot was held for you.

FAQ

Does the first cleaning cost more than later visits?

Not always. A first standard clean of a 2-bedroom home is $300; after that, every-two-weeks visits are a fixed $320 each. A home that has not had a thorough clean in a while is better booked as a $360 deep clean first, which costs more than the recurring visits after it.

Do you charge for travel?

Not within our ten licensed cities. Travel is included in our hourly rate, so a home in Lake Stevens and a home in Kirkland of the same size and condition get the same quote.

Can I get a price without an in-home estimate?

Yes. For homes we price from 2–4 photos and the home size sent by text or through the quote form. You pay for the hours we actually work: never more than the written price without your yes, never less than the minimum.
