Why Is House Cleaning So Expensive? A Price Breakdown

Why is house cleaning so expensive? What a $300 clean pays for: wages, taxes, insurance, travel, supplies, and how to spend less. Text for a written price.

By Yuri and Tatiana, owners of Shining Cleanse LLC, a family cleaning company based in Everett, WA and licensed in 10 cities across Snohomish and King County.

House cleaning feels expensive because the price pays for much more than the time a cleaner spends in your home. It covers wages and taxes, workers’ comp, liability insurance, licenses, travel, equipment, supplies and the unpaid hours between jobs. With us, it is $120 an hour for two cleaners ($60 per person-hour); a first standard clean of a 3-bedroom is $360.

We run a two-person cleaning company, so we see both sides of that number every week: the total a client reads on the quote, and where the money goes after the visit. Here is the breakdown, with sources where the numbers come from outside our own price list.

What are you paying for in a $300 cleaning?

With us, $300 is 5 work hours: two of us for about 2.5 hours, enough for a first standard clean of a 2-bedroom home. That $300 has to cover far more than 5 hours of someone’s time.

CostWhat it isWhere the number comes from
LaborThe hours in your home. Washington’s minimum wage in 2026 is $17.13 an hour, before any taxes on topWA Department of Labor & Industries
Workers’ compCompanies with employees pay L&I premiums per hour worked. The 2026 base rate for janitorial services (class 6602) is about $1.68 an hourL&I 2026 rates by class
Self-employment taxOwners who do the work pay 15.3% Social Security and Medicare on their earningsIRS
B&O taxWashington taxes gross receipts, not profit; the service rate is 1.5% for smaller businessesWA Department of Revenue
Liability insuranceJanitorial businesses pay about $725 a year on average for general liability, per one brokerInsureon, Sept. 2026
TravelThe IRS business mileage rate for the second half of 2026 is 76 cents a mile, a fair measure of what driving costsIRS
Equipment and suppliesSteam cleaner, vacuum, microfiber, products, replacement partsour own costs
Unpaid timeDriving between homes, quoting, answering messages, washing cloths, buying suppliesour own time

The last line is the one nobody sees. A cleaner who works three homes a day might spend an hour or more in the car and another hour on messages and quotes. None of that is billable, and all of it has to be paid for out of the hours that are.

Once all of that is out, the margin is thinner than the hourly rate suggests. IBISWorld, a market research firm, estimates the average net profit margin for US janitorial services at around 12% (IBISWorld). Residential companies vary widely, but the pattern holds: most of the price is cost, not profit.

Why do cleaning companies cost more than independent cleaners?

Because a licensed, insured company carries costs an independent working for cash may not. Business licenses with city endorsements in each city served, liability insurance, B&O tax, and for companies with staff, payroll taxes and L&I premiums. Our guide to checking a cleaning company’s license in Washington shows what those look like on a public record.

That does not make every independent cleaner a bad choice. Many are licensed and careful, and their lower overhead shows up in their rate. The question is what you get for the difference: who pays if something is broken, who covers a sick day, whether the hours and the price are in writing. Our article on house cleaning cost in Snohomish and King County compares local hourly rates for independents with company pricing.

Why are cleaners near Seattle more expensive than national averages?

Mostly because everything that goes into the price costs more here. Washington’s minimum wage is well above the federal one and rises each year with inflation. Rent, gas and car insurance are higher than in most of the country. Travel time is longer too: crossing from Lynnwood to Redmond at 4 pm can take as long as the cleaning of a small bathroom.

National “average house cleaning cost” figures blend low-cost and high-cost areas together. They are a poor guide for a price in Kirkland or Bothell. Compare local quotes for the same home and the same task list instead.

Is a cheap house cleaning worth it?

Sometimes. A low price from a careful independent with low overhead can be a fair deal. But a price that is far below everyone else’s usually means one of these:

  • fewer hours than the job needs, so something gets skipped
  • a small scope, with the rest billed as “extras” on the day
  • no insurance, no license, or payment in cash only
  • a low first-visit offer, with a higher regular rate after it

When a quote feels high, it helps to ask what you are comparing it to. Often the worry is not the number itself. It is not knowing what the final bill will be, or a past cleaner who stretched the time. That is a fair worry, and it is why we write the hours and the price before the visit, add nothing without a written yes, and charge less if we finish early. The cheapest quote is only a good deal if it covers the same work.

How can you lower the cost without lowering quality?

The savings come from making each visit shorter, not from cutting corners inside it.

  1. Start with one deep clean, then keep it up with recurring visits at a fixed price per visit. For a 3-bedroom, a visit every two weeks is $350, against $360 for a first standard clean, and a long visit costs the same.
  2. Book fewer visits rather than shorter ones if the budget is tight. A full visit every two weeks beats a rushed weekly one.
  3. Clear counters and floors before the visit. We clean surfaces; moving piles costs you time.
  4. Send good photos, so the quote is exact and nothing changes on the day.
  5. Bundle add-ons into one visit instead of booking them separately.
  6. Move visits with 24 hours notice, which costs nothing, rather than cancelling on the day.

FAQ

Why does house cleaning have a minimum charge?

Because travel, setup and packing up take the same time whether the job is one hour or four. Our one-time minimum is 4 work hours ($240), and recurring visits have a fixed price per visit, from $270 weekly. Below that, most of what you pay would cover driving, not cleaning.

Do you charge extra for travel or supplies?

No. Travel within our ten licensed cities and all supplies and equipment are included in the $60 work hour. There are no trip charges or supply fees on our invoices.

Do you clean homes in Kirkland?

Yes. We are licensed in Kirkland and nine other cities in Snohomish and King County. The prices are the same in each city.

Why do prices go up every year?

Some costs rise on a schedule. Washington’s minimum wage is adjusted each year for inflation, and insurance and gas rarely get cheaper. A company that raises prices should say so in writing, ahead of time, not on an invoice.
