Carpet Cleaning Cost for a 3- or 4-Bedroom House

Bright bedroom with a made bed, ceiling fan and large windows

Carpet cleaning cost for a 3- or 4-bedroom house in Snohomish & King County: 5 rooms $306, 7 rooms $406, stairs extra. Text for a written price.

By Yuri and Tatiana, owners of Shining Cleanse LLC, a family cleaning company based in Everett, WA and licensed in 10 cities across Snohomish and King County.

Carpet cleaning cost for a 3-bedroom house is $306 with us when the bedrooms, living room and family room are carpeted: five rooms, priced as a package. Stairs add $5 per step and $10 per landing. A 4-bedroom house with a bonus room is typically seven rooms, $406, confirmed in writing from your photos.

How much does carpet cleaning cost for a 3-bedroom house?

In the examples below, a 3-bedroom house runs from $220 to $423, depending on which rooms are carpeted and whether there are stairs and a hallway. These worked examples use the published prices on our carpet cleaning page. A room is wall-to-wall carpet up to 200 sq ft, and furniture is not subtracted.

3-bedroom houseWhat is countedPrice
Bedrooms only carpeted, main floor hardwood3 rooms$220
Bedrooms plus an upstairs hallway3 rooms + hallway$262
One-story, carpet in bedrooms, living and family room5 rooms$306
Two-story, same rooms plus 13 steps and 1 landing5 rooms + stairs$381
Two-story with stairs and an upstairs hallway5 rooms + stairs + hallway$423

The stair math is simple: 13 steps at $5 is $65, and a landing is $10. A hallway up to 80 sq ft is $42 when it is booked with two or more rooms.

If only the bedrooms upstairs are carpeted, the 3-room package at $220 is usually the right fit. If the whole house is carpeted, including the living and family rooms, the 5-room package at $306 is the usual starting point.

How much does carpet cleaning cost for a 4-bedroom house?

A 4-bedroom house with a bonus room typically counts as seven rooms, $406, before stairs. Four bedrooms, a living room, a family room and a bonus room over the garage is the classic layout.

4-bedroom houseWhat is countedPrice
4 bedrooms, living room, family room, bonus room7 rooms$406
Same, plus 14 steps and 1 landing7 rooms + stairs$486
Same, plus stairs and an upstairs hallway7 rooms + stairs + hallway$528
Same, with 3 pet accident areas treated7 rooms + stairs + hallway + 3 areas at $52$684

Seven rooms at $82 each would be $574, so the package saves $168 before anything else is added.

If the 4-bedroom house is empty because you are selling or moving out, our move-out carpet cleaning for a 4+ bedroom house is quoted by room, from $82 per room, with a dated photo report of every room.

Is a 5-room or 7-room package cheaper?

Yes, per room. Packages spread setup and travel over more carpet, and counts between packages are priced with the cheapest mix of packages and single rooms at $82:

RoomsAt $82 eachOur priceAverage per room
3$246$220 (3-room package)about $73
4$328$302 (3-room package + 1 room)about $76

6$492$388 (5-room package + 1 room)about $65
7$574$406 (7-room package)$58
8$656$488 (7-room package + 1 room)$61

Our pricing page calculator does this math for any count. For the full room-counting logic, see carpet cleaning cost per room.

How are stairs and landings priced?

Stairs are $5 per step and $10 per landing. They are cleaned with hand tools, one step at a time, which is why they are priced per step rather than as a room. Count the steps from the bottom floor to the top and tell us about any landing where the stairs turn. Our guide to carpet stairs cleaning cost shows the math in detail.

A hallway up to 80 sq ft is $42 with two or more rooms. A long upstairs hall that is wider or longer is measured from your photo and shown on the quote.

Does a bonus room count as a room?

Yes, and often as a large one. A room of 200 to 300 sq ft is $102 instead of $82, and bonus rooms over a garage and open family rooms are often in that range. Anything over 300 sq ft is measured from your photos and counted in writing.

When the living room, dining area and family room are one continuous carpet, we show on the quote how it is divided into rooms, so you can see the count before we come.

What else changes the price in a larger house?

The room count sets the base, and four things can move it:

  1. Each pet urine area gets an enzyme or oxidizing treatment with dwell time and extra rinse passes, at $52 per area. Tell us where the accidents happened, because old spots can be hard to see. A whole room of repeated accidents is quoted as heavy contamination instead.
  2. Carpet that has not been cleaned in years needs more pre-spray, agitation and passes, which adds 30% for heavy soil. We decide that from photos before the visit.
  3. We move light pieces like chairs, small tables and lamps. Beds, dressers, pianos, electronics and china cabinets stay in place, and we clean around them. Clearing small items before we arrive keeps the visit on the carpet.
  4. Upholstery can go in the same visit. A sofa is $169 and a sectional $236 to $266. Adding it to a carpet visit avoids a second $180 minimum later.

Washington sales tax, where it applies, is a separate line. Travel is included to Lake Stevens and our other licensed cities.

How to plan the day in a two-story house

Plan for the carpet to be damp for 4 to 8 hours after we finish, and up to 12 in cold, damp weather. In a two-story house that affects where everyone sleeps and where the pets spend the day:

  • Book a morning visit if the bedrooms are being cleaned, so they have the whole day to dry.
  • Set up a pet zone on a hard floor, such as the kitchen or a gated laundry room, until the carpet is fully dry.
  • Use the handrail on freshly cleaned stairs, and take damp socks off before stepping onto hardwood or tile.
  • Keep air moving: ceiling fans, a cracked window and the furnace fan set to “on” all shorten drying time.
  • Leave the plastic tabs under furniture legs we moved for 24 hours, so wood stain and metal glides do not mark the damp carpet.

Why a written count from photos avoids surprises

A written count turns “about five rooms” into a list everyone agrees on before the visit. In a larger house, the gap between a guess and the real count can be two or three rooms, a staircase and a hallway.

So we ask for one photo per room from the doorway, one of the stairs from the bottom, and any stains you want looked at. The quote lists each room, the stairs, the hallway, any pet areas and the total. On the day we start with a short pre-inspection and photograph anything already worn. If we find more rooms or heavier soil than the photos showed, we tell you before we start, and nothing is added without your written yes.

How often does a family house need professional carpet cleaning?

Plan on every 12 to 18 months, and sooner with pets or heavy traffic. In its carpet care guidance, Shaw Floors says carpet in a typical household should be cleaned every 12 to 18 months, depending on the number of residents and activity. The same page notes that Shaw warranties require the homeowner to be able to show proof of periodic cleaning by hot water extraction. If your carpet is newer, keep every receipt with the date and the method on it.

That is one reason we use hot water extraction in homes. Our guide to hot water extraction vs dry carpet cleaning explains the difference. For a smaller home, see the 2-bedroom apartment price examples, and for how our prices compare locally, the 2026 Snohomish County cost guide.

FAQ

Do you clean carpet in a finished basement?

Yes. Basement rooms are counted the same way as rooms upstairs, from your photos. Carpet over a concrete slab can dry more slowly, so we leave air movers running while we pack up, and a dehumidifier helps if you have one.

Does a split-level house cost more?

Not by itself. Each short flight is priced at $5 per step and each landing at $10, and the rooms are counted the same way as in any house. A photo of each set of stairs from the bottom lets us list them on the quote.

Do we need to move the beds before you come?

No. Beds, dressers, pianos and electronics stay where they are, and we clean around and under what we can reach. We move light pieces like chairs and lamps and put plastic tabs under their legs. Picking up toys, shoes and cords is the most useful prep.
