Carpet Cleaning Cost Per Room: How Companies Count a Room

Carpet cleaning cost per room: what counts as a room, per room vs per sq ft, minimums and packages in Snohomish & King County. Text for a written price.

By Yuri and Tatiana, owners of Shining Cleanse LLC, a family cleaning company based in Everett, WA and licensed in 10 cities across Snohomish and King County.

Carpet cleaning cost per room depends on how a company defines a room. With us, a room up to 200 sq ft is $82, a room of 200 to 300 sq ft is $102, and every visit has a $220 minimum. Packages lower the cost per room: 3 rooms $220, 5 rooms $306, 7 rooms $406.

How much does carpet cleaning cost for one room?

One room on its own almost never costs the per-room price. Many carpet cleaners, including us, set a minimum visit charge, because driving out, setting up the machine and packing up take the same time for one room as for three. Our carpet cleaning minimum is $220, and it includes travel to Kenmore and the rest of our ten licensed cities.

So a single 150 sq ft bedroom is $82 on paper and $220 on the invoice. The minimum applies to the whole order, not to carpet alone. If you add a sofa ($169) to that bedroom, the order comes to $251 and you pay $251, not $220 plus extras.

The practical lesson: if you only have one small room, add something that needs cleaning anyway, such as a staircase or a sofa, so the visit is worth the minimum. Two rooms at $82 come to $164, which is still billed at the $220 minimum, while three rooms are $220 as a package. The third room costs you nothing extra.

What counts as a room in carpet cleaning?

A room is a carpeted area up to a set size, and the size is where companies differ. Some set the limit at 200 sq ft and some allow more, so always ask. Our rule is simple:

  • Standard room: wall-to-wall carpet up to 200 sq ft, $82. A 12 by 16 ft bedroom is 192 sq ft and counts as one.
  • Large room: 200 to 300 sq ft, $102. A 15 by 18 ft living room is 270 sq ft.
  • Furniture is not subtracted. We clean around and under what we can lift, so a room with a bed in it is still the whole room.
  • Hallway: up to 80 sq ft, $42 when booked with two or more rooms.
  • Stairs: $5 per step and $10 per landing, because stairs are slow hand-tool work.
  • Closets and odd spaces: walk-in closets, landings and open areas that run into each other are where counts get fuzzy. Send a photo and we show how each one is counted on the written quote.

Rooms over 300 sq ft, such as a combined living and dining area, are measured from your photos and counted in writing before we come. Open floor plans are a common source of surprises on the day with any company, so they are worth asking about up front.

Per room or per square foot: which pricing is cheaper?

Per-room pricing favors big rooms, and per-square-foot pricing favors small ones. Carpet cleaning cost per square foot is just the room price divided by its area, and with a flat room price, that number drops as the room gets bigger.

Room sizeAreaOur priceWorks out to
10 x 11 ft bedroom110 sq ft$82about $0.75 per sq ft
12 x 14 ft bedroom168 sq ft$82about $0.49 per sq ft
14 x 14 ft bedroom196 sq ft$82about $0.42 per sq ft
15 x 18 ft living room270 sq ft$102about $0.38 per sq ft

Homes are usually priced per room because rooms are easy to count from photos and nobody has to measure. Square-foot pricing makes sense for large open spaces. That is how our commercial carpet cleaning works: $0.25 per sq ft from 1,000 sq ft, $0.20 from 5,000 sq ft, with a $260 minimum per visit.

When you compare two quotes, convert both to the same unit. A lower per-room price with a 150 sq ft room limit can cost more than a higher price with a 200 sq ft limit, once your living room is counted as two.

How do carpet cleaning packages change the price per room?

Packages lower the average room price, because setup and travel are spread across more carpet. This is how our room packages compare with paying $82 per room:

RoomsAt $82 eachPackage priceAverage per room
1$82$220 minimum$220
2$164$220 minimum$110
3$246$220about $73
5$410$306about $61
7$574$406about $58

Hallways and stairs are added on top. For example, 3 rooms and a hallway is $220 plus $42, or $262. Five rooms and a 13-step staircase with one landing is $306 plus $65 plus $10, or $381. Every number above is on our pricing page.

If you already book a house cleaning with us, there is another option: carpet extraction added to a house cleaning is $59 per room, with a minimum of two rooms. It is lower than any single-room rate on our list (only the 7-room package averages about $58 a room), so if a house cleaning is already on your calendar, add the carpet to that visit.

What else changes the cost per room?

The room count sets the base price, and three things can change it:

  1. Carpet that has not been cleaned in years takes more pre-spray, agitation and passes. We add 30% for heavy soil, and we decide that from your photos before the visit, not on site.
  2. Pet urine needs an enzyme or oxidizing treatment with dwell time and extra rinse passes, so pet odor treatment is $52 per affected area, on top of the room price.
  3. Washington sales tax, where it applies, is shown as a separate line on the quote.

Things that should not change the price on the day: a room you already sent a photo of, furniture you could not move, or a stain you pointed out. If we find more rooms or heavier soil than the photos showed, we tell you before we start, and nothing is added without your written yes.

It also helps to know how often you will pay this. In its carpet care guidance, Shaw Floors suggests professional hot water extraction every 6 to 18 months, depending on traffic. A busy family room may need it yearly, while a guest room can wait longer.

How to get an accurate room count before the visit

The fastest way to an exact price is one photo per room, taken from the doorway so we can see the whole floor. Add the number of stairs, any landing, and whether you have pets. With that, we can count every room and hallway, flag large rooms at $102, and note stains we can and cannot promise.

On the day, we start with a short pre-inspection, mark the stains and photograph anything already worn, so the notes match the written quote.

FAQ

Is a closet counted as a separate room?

It depends on the size. We look at your photo and show on the written quote whether a closet floor is cleaned with the bedroom it opens into or listed as its own line. Walk-in closets and odd spaces are where counts get fuzzy, so a photo settles it before we come.

Do you charge less for a small bedroom?

No. Any room up to 200 sq ft is $82, whether it is 100 or 190 sq ft. If you only have one or two small rooms, adding stairs or a sofa to the same visit makes better use of the $220 minimum.

What is included in the price per room?

Pre-inspection, dry vacuuming, pre-spray and agitation of traffic lanes, hot water extraction with extra dry passes, spot treatment of most household stains, air movers and a photo report. Pet urine treatment ($52 per area) and heavy soil (+30%, decided from photos) are the extras.
