Fall Cleaning Checklist for Pacific Northwest Homes

Rain drops on a window with blurred green trees outside on a gray day

Fall cleaning checklist for Pacific Northwest homes: before the rain, mud-season entry, carpets, timing and what to hire out. Text for a written price.

By Yuri and Tatiana, owners of Shining Cleanse LLC, a family cleaning company based in Everett, WA and licensed in 10 cities across Snohomish and King County.

A fall cleaning checklist for a Pacific Northwest home starts at the door and the windows: set up the entry for mud, clean window tracks and sills before condensation season, check bathroom fans, and deep clean the kitchen before the holidays. Do it in September or October, while there are still dry days to open windows.

Spring cleaning gets the attention, but in Western Washington fall is the one that pays off. You are about to close the house up for six months of rain, run the heat, track in wet leaves and host people. Better to start that season clean than spend it catching up.

When should you do fall cleaning in Washington?

Late September to the end of October. Three reasons:

  • You can still open windows to dry floors, carpets and bathrooms on a mild afternoon. By late November that gets harder.
  • The heat is about to run, and vents and registers are easier to clean before they are blowing warm air.
  • Thanksgiving and the December holidays come fast, and a deep clean in early November competes with everyone else’s hosting plans.

If you missed October, November is fine. Just book carpets for a day when you can leave the heat on and a window cracked.

What should you clean before the rainy season?

Here is our checklist by area. It assumes the home already gets regular cleaning; if it has not had a thorough clean in months, start with a deep cleaning and use this as the follow-up.

Entry and floors

  • Wash the hard floor at the entry and the baseboards beside it.
  • Clean or replace the outdoor and indoor mats.
  • Clear the shoe area and set up a boot tray before the first muddy week.

Windows and sills

  • Vacuum and wipe window tracks and sills, where summer dust and dead bugs collect.
  • Wipe any black spots on sills and track corners now, before condensation season. Surface mildew wipes off; mold that keeps coming back points to moisture and needs a specialist.
  • Wash the inside of the glass while there is still light to see streaks.

Bathrooms

  • Vacuum the exhaust fan cover and check that the fan actually pulls air. A tissue held under it should cling.
  • Descale shower glass and fixtures; scale gets harder the longer it sits.
  • Wash the bath mat and shower curtain liner.

Kitchen

  • Degrease the range hood filter and the hood itself.
  • Clean inside the oven and the fridge before the holiday cooking starts.
  • Wipe cabinet fronts and handles, where grease from the summer collects.

Bedrooms and living areas

  • Swap summer bedding for winter bedding, and wash the summer set before storing it.
  • Vacuum and wipe heating vents and registers before the heat comes on.
  • Dust ceiling fans, then reverse them if they have a winter setting.
  • Vacuum under beds and sofas, where dust sits all summer.

How do you prepare the entry for mud season?

Most of the mud and grit lands in the first few steps inside the door. Grit from wet shoes acts like sandpaper on hardwood and LVP, and in carpet it settles into the traffic lane.

A setup that works in a wet climate:

  1. A coarse mat outside the door to scrape off mud.
  2. An absorbent mat inside, long enough for two steps.
  3. A shoe rack or boot tray right there, and a house rule about shoes.
  4. A towel on a hook for dog paws, if you have a dog.
  5. A quick sweep or vacuum of the entry every day or two in the worst months.

None of this is our job, and that is the point. Five minutes at the door saves hours on the floors.

Should carpets be cleaned in fall or spring?

Both have a case. Spring cleaning removes a winter of mud and grit. Fall cleaning gives you clean carpet for the holidays and takes out a summer of dust before the house closes up. If you clean once a year, pick fall if you host in winter, spring if you do not. With pets or small kids, twice a year is reasonable; our guide to carpet cleaning with kids and pets has the schedule.

Drying is the fall catch. Carpet usually dries in 4 to 8 hours, but up to 12 in cold, damp weather. Run the heat and crack a window. Carpet cleaning is $82 a room or $220 for three, with a $220 minimum.

What fall tasks should you hire out?

TaskWho usually does it
Gutters and roofA gutter or roofing company
Furnace or heat pump service and filterAn HVAC technician, or you for the filter
Dryer vent ductA dryer vent service
Chimney and fireplaceA chimney sweep
Exterior windows and pressure washingWindow and exterior specialists
Deep clean, interior windows, tracks and sillsUs
Carpet and upholsteryUs

We clean inside the house, up to about 8 feet. We do not do gutters, roofs, exterior windows above the ground floor or pressure washing. Interior windows with tracks and sills are an $86 add-on to a cleaning, whole house.

What does fall cleaning cost over a year?

It helps to see the season as one line in a yearly budget rather than a surprise bill. For a 2-bedroom home, a deep clean in fall and another in spring is $360 each, $720 a year. Add three rooms of carpet once a year, $220, and the total is $940, about $78 a month. A 3-bedroom with the same plan is $480 twice plus $220, $1,180 a year, about $98 a month.

Prices are at $120 an hour for two cleaners ($60 per person-hour); see the pricing page. We clean in Kenmore and nine other licensed cities in Snohomish and King County.

FAQ

How long does a fall deep clean take?

A 2-bedroom home is about 6 work hours, so two of us for 3 hours. A 3-bedroom is about 8 work hours and a typical 4-bedroom about 10. We confirm the hours in writing from your photos.

Should I clean before or after putting up holiday decorations?

Before. Decorations sit on the surfaces that need dusting, and a tree or garland makes vacuuming harder. Clean in October or early November, decorate after.

Can you clean window condensation stains?

We wipe the sills, tracks and glass, and remove surface mildew. Water stains etched into wood or paint stay. If mold keeps coming back in the same corner, the moisture source needs fixing first, and that is a job for a specialist.

Do I need a deep clean every fall?

Not if you have regular cleaning and the home is in good shape. A standard visit plus the add-ons you need (oven $56, fridge $56, interior windows $86) can cover a fall reset for less.
